I thought, prior to the Enclave, no newer premier homes were built.
 
I recall that the Enclave was the first new Premier area in some time. I didn't know people could build premier homes, but here is this one in Lake Denham. Hefty price too, without a pool.

Yeah it seems high. There are 2 resale designer homes listed in Lake Denham in the 800s. I’m interested to see what they go for. Of course I’m biased as my home is also in Lake Denham. The prices seem high considering we live in a desert. I mean it’s pricey if you have to charter a plane to get to a Publix or a town square. :D

It is a tricky market. There are quite a few buyers with that kind of money to spend. But, THEY determine what is important in a home they will purchase. Some sellers walk away with a good amount of cash in their pocket. Others are not as lucky. They have to remain in their home, discount the price to get out, or take a loss if there is a need to sell. Sadly, some bought another home in the Villages BEFORE theirs sold (thinking they had an easy sale) and now they are stuck paying for both. There is money to be made, but not all will see it. The enormous inventory of homes is proof of this. It is a buyer's market and they call all the shots.

Whatever you do, be careful of buying a home significantly jacked up in price. Even if you LOVE it and have a healthy bank account. If you change your mind and want to sell, the task may be harder than you anticipate. Some homes are sitting for longer than a year without any interest. Even with several hefty price reductions.

The Bridgeport model that sold in Lake Denham has a semi private pond (shared with 2 neighbors) on a preserve lot. Some will pay top dollar for that kind of privacy. Stunning! The finishings inside were done extremely well. I wouldn't be surprised if the buyer places it back on the market with a million dollar+ price tag in a short amount of time. That is a rare home.

Same floor plan as a Designer "Robin" model, which is the same as the renamed Designer "Woodside " model. But it's been stretched a bit and has a 4 car (instead if a 2 + golf cart) garage. Waaaay overpriced...

Mickel Terrace. Nice but I was surprised at the price. The lot has a pond and preserve view. But the walking trail is also on that view. The space for a pool is on the side. It’s a nice lot. It is pending as the original owner hasn’t had it a year yet. Won’t close until the year is up. But this is making at least $200K profit I believe. Go figure.

The 2 I mentioned are MLS listings. One on 1725 Van beck and the other on 6857 Baysinger. Just searched and Baysinger is FSBO for 799 now.

On the OP posted home; guarantee if it sells at that price, it’ll be sight unseen. Not til potential owners step foot on site....will they realize they’ve been fleeced. Again, just my opinion

They often fail more often than you think, as well. Buyers will quickly purchase what they want. A windfall for the seller! But sometimes, homes attract NO ONE. It is best to buy a home that you can see yourself living in for years. Buying a home and speculating you will a make great profit quickly is not smart. I've seen many fail in their attempt.

You never hear these stories. If you visit MLS/VLS often, you will be able to spot them. They disappear when the realtor contract expires. Sometimes you will see them listed again after they have made some improvements. Others wait a year or so then try again.

Happens all the time. Many people are fine with looking at a floorplan. TV is one place where you pretty much know what you're getting when buying new.

Even though I walked through my house before purchasing, I was hesitant to buy in a new area as I wouldn't know how my neighborhood would look beforehand, but it all worked out.

In Newell and Lake Denham Designer homes with 10 foot ceilings have been reclassified as Premier. They don't even need to be stretched or have lots that are larger. Just a marketing gimmick.

Don't premiers typically have wainscotting, rounded corners, crown molding, etc. This home looks pretty bland for a premiere.

Check the sold prices of the homes on 466 at Bridgeport at Laurel Valley. Homes sold in the past year have all been well over a million dollars and one was over two million. I enjoy watching things like that.

This home has a lovely view out the back, but can’t come close to the premier homes north of 44.
The floor plan and exterior facade on this look like the general designer homes that abound everywhere.
The older premier neighborhoods have bigger lots and much better floor plans.
Regretfully, the new areas south of 44 don’t measure up.

There's one for sale on Conservation Trail currently for over 3 million. However, this high ceiling designer on a noisy corner lot with a busy street, and under 2,500 sq. ft., not to mention the floors, should be asking around $800,000.00

Now, they are building premier home models in non-premier villages. In the Eastport area, you can build the “Warbler” premier model home on any lot that will fit it.
I would not like to be in an area that has vinyl homes next to my million $$ premier home.

You do know that Publix from Lake Denham is about an 8 min drive right?

Your agent might want to refer to The Villages website............there are Premiers under 2300 and Designers over 2300.

There are Designers larger than Premiers.

It’s not the sf that brings designer models to Premiere.

It's 10’ ceilings throughout the entire house, including the garage, lanai, foyer and outside entrance. All Doors interior and exterior are 8’ as well as the lanai sliders. All top of windows are also at 8’ height

I’m just wondering how they bought a premier home in Lake Denham before premier homes came back in the Enclave. In any case I don’t think it will sell for that price. Not without a nice pool.

When we and some had the ability to build homes, at the time were in designer model category. Some homes had option to add 10’ ceiling with no variation of height in any of the rooms or outdoor areas.
All interior and exterior doors, including sliders were 8 feet. All windows were at 8 feet height. Those designer model names were changed around 2020 for example to be either a Ivy or Ivy 10 ( 10’ Ceilings)

Ivy 10 no longer exist, but renamed Warbler

In 2023 any homes that were built of those specifications of 10’ walls and 8’ doors, were moved from designer model category to “ premier”category.

So home built with those specifications are now labeled Premier, even though at build they were designer home with 10’ modifications to ceiling height

Does that mean that the designer model that we built with 10 foot walls and 8 foot doors now cost more to build, because it has been moved into the premier Model category? Probably.

When we choose to list our house it will be listed as a “Premier” not a designer, 10. Hope that helps with why areas now have Premier on the listing

Before crossing over 466A, there were homes built in and on Designer Lots with Premier Interior fixtures.
