New homes and lots
 
When do new homes get released to the website? When do sites get released to the website?

I keep looking for a new home w a fence or a lot that will allow a fence and they seem to be gone immediately.

I would suggest that you find a very experienced VLS agent and tell them what you are looking for. They will notify you about new houses and lots before they show up on a website. One that I can recommend is Chris Hallmark.

There are plenty of homes available with fences (courtyard villas and verandas), is there a particular model you are looking for?

Lots won't allow fences, you would only be able to select from designer or in some cases premier homes.

They seem to release some every few days, perhaps more on Friday or when a new neighborhood opens up.

As mentioned a VLS agent can let you know when new properties are released, typically 24 hours before they get posted on the website.

As of this morning (6/25) there are 80 Courtyard Villas and 8 Verandas new/active listings. 27 of the Courtyard Villas have discounts, ranging from 3 to 6%, an average reduction of $16k. They are all in Lake County (Lake Denham or Dabney) so slightly higher taxes but have lower bonds compared to the homes in Moultrie Creek and Shady Brook.

There are currently courtyard villas for sale at a discount so it must be more than just a fence. Do you have a sales agent? They’ll be much more helpful than vague posts on TOTV since obviously you have specific criteria and a sales agent can help you find exactly what you’re looking for.

As prior posts suggest, look at resales and talk to some good VLS and/or MLS realtors. If a co,urt, yard villa meets your needs, there's your fence. If you want new construction, what we did at the time was drive around ourselves where the new construction was taking place. When they're about 80% completed and before they hit the VLS listings, you can tell the model, color, orientation, etc. We found the home we liked and tipped off the realtor that we wanted it ASAP.
It came on the market in the next couple days and , bingo, we got it. Easy sale for the realtor too!
Be your own best advocate in this and do the work, don't leave it to the realtors.

OP you seem to keep asking the same questions from those who can’t give you important answers. First and foremost you need VLS agent through the Villages.
Only this agent can give you the information you seek, for specific homes or sites.

If you are using an agent maybe you have not stressed that you are Buying.

Without a VLS agent you are just spinning your wheels trying to find on new releases. If your agent has your needs, they will contact you 24 hours before that home or lot is released. You, site unseen if you are not in TV, ask your agent, to put your name on a house (sometimes more than one house, so pick top 3).

If your name is first you have 48 hours to accept or reject.

Only then will you know what new houses are released. You have started multiple threads, about multiple new villages, asking for help. Trust me no one on this site can give you information that you seek. VLS agents are your only hope, if you don’t have one, PM me I will give you some ideas.

VLS agents get a list of upcoming new lots and homes releases on Wednesdays. The new lots and homes get released on Fridays and it's a scramble for the most desirable properties. What's left over from the scramble is put on the website Saturday or Sunday. You really need to contact a VLS agent and ask to be notified of any new releases that meet your requirements.

I'd look up Beth Pope and get on her mailing list. She sends emails a day or 2 before things get released with lots of info. I haven't used her but I get the emails and they are very informative.

So you think Beth Pope gets that list before anyone else? Or is she the only one of over 300 sales agents who sends the list out. Fun Fact… my neighbor tried to use Beth to sell her home and after it not selling for months, changed agents and it sold. Beth had it way overpriced. Sat for 5 months. Once the price dropped with the new agent, it sold immediately.

We just signed for a new home to be built. The VIEW lots in any particular area only come up every so often, weeks apart. The realtors get notified of those THE DAY PRIOR TO GOING ON SALE.
I would think all the lots in a given area are also released at the same time, as the builder releases them.
As for existing homes for sale, they would come up as they are offered for sale.

People with vls realtor get notified before they go live on the website. The best homes or lots immediately get put on hold by the agent for the buyer to sign paperwork and coordinate deposit. Thats why so many are already pending when they hit the website.

Build lots are released in groups, not all in the same street. For all of the 15 times we tried for lots, 1-2 work for 4/3 with room for a pool. We then had to choose rating which we wanted to throw our name on.

Thanks to our agent, we had pics of what would eventually be build lot. We didn’t know when lots would be released until the 24 hour window. We didn’t get any of the larger lots, that would accommodate our needs including 3 car garage. There were 17 lots total that would work. But we did get a view lot, that house would fit and could add the pool.

It looked like the gold rush out there Sunday. Many people getting a preview looking around homes and walking lots.

Nice homes, some overlooking golf and a few with pools.

When we built this home backing to a prairie, then adding the pool, I thought this was more money then we should have spent.
Looking at some of these houses with much less sf and no pool, we’re good.

Agreed. I also see more decontenting in certain home styles, the Courtyard Villas for example no longer have wiring for fans in secondary rooms or the utility sink. Those are just visible changes, makes me concerned for what is changed beneath the surface.

As I scrolled through Well Point homes with views, it’s very apparent that our stretched premier 4/3 home with a view, and a small 12x18’ 28’ length pool is a bargain.

Most of the better lots seem to vanish, it really is a battle to get the very few pond view etc type lots. The Villages is stuck with a lot of inventory. There are completed homes in Dabney still and the Enclave has had its lots for sale for more than a year. Note, Richmond lots are entirely controlled by the developer with zero chances for choice. It seems like a lot more of the “common” lots have to turn before you get the chance at a really nice lot. Only the developer knows when he will let those reins loose again. It could be tomorrow, it may be a while. I would get with a Villager Salesperson who will tell you when lots come on line.

I thought Dabney had less than 10 spec homes. The 20 interior enclave lots are taking longer maybe because when developers tried a new concept of mixing regular designer within a premier neighborhood. Didn’t work as well.
Bonus is it’s probably the best neighborhood for quiet I have ever been to

I don't see any new homes available in Dabney, there's one in Lake Denham which has a $20k discount 5.7% (a Charlotte model). That is actually the only new home / active listing with a discount.

Correct, I mistakenly confused one of the “D”s lol. Lake Denham. You have conflated all the home types in Lake Denham. There are several. The deep discounts have really helped though.

Yes the Enclave was a mistake, but let’s be fair. It was put up for sale about the start of the housing recess here. Sales of new homes are off about 15% from 2023. Those lots went up for sale about that time and they certainly didn’t fly off the shelf.

We were very excited for a new premier neighborhood. As was a few other couples that we know. When it was announced that it would not be all Premier homes, plus the same interior, as in light fixtures, cabinets, floors, as any designer home with zero custom anything. We walked away just like a lot of people did. Too bad it is a very pretty site, and as I said very quiet. Eventually they will lower the price on those 20 interior lots, to someone who doesn’t remember what a Premium Build once was.

That certainly didn’t help matters for them. Eventually that corner of the Villages will sell and fade
