Mary Loop Newell
Does anyone know how loud the turnpike is off Mary Loop? It looks close to the traffic.

May I recommend - nay, strongly encourage, that instead of asking multiple questions repeatedly you simply come to visit? That way you may ask many in person and get much more detail and far better information. At the very least, instead of asking the questions to the point people are tiring of responding (ad nauseum), perhaps the search function and some time spent in leisurely reading might be of value. I'm all for helping people, but I'm much more of the "helping people help themselves" type of person. |
You could also have a quiet home with terrible neighbors with multiple barking dogs. You're not going to find the perfect home by asking repeatedly for information. Come down for a month, look at new and used then pick one out.

We live 4 streets and a wall from the turnpike in our neighborhood. The back of our house backs to a prairie. In the front of the house we can hear the humming of tires, occasional sirens, and the opps I just left my lane, ran over warning bumps. Depending on the wind probably 20 plus days a month we don’t know the turnpike exists, inside or at our pool. Our boys both live in high traffic areas, front bedroom isn’t a big deal for them. That said we also could hear BV traffic at our third house, constantly talking neighbors in kissing lanai in 2nd house, first house, noise while sitting in our lanai every with every car or cart ran over the grate in the road. So can any of us help with some of your questions, sure, but the answers are for our degree of noise factors, not yours. So you can’t fault them for their opinions. In your situation I would visit and spend at least a hour sitting in different areas, buy a house that you like, but keeping in mind if needed you could sell easily. Because as others have posted, sometimes the traffic noise is much easier to take than humans, barking dogs, pool equipment, super loud conversations, TV and music, because people are hard of hearing. Or sometimes you really just don’t like the neighbors, it happens. |

Unless you love the sound of trains at night you may want to pay attention to the tracks near the Villages.
The original co-owner of Talk of the Villages moved near a train track and would often lose sleep over it. We hear one often at night but the track is about 1.5 miles from here. |

You need to decide for yourselves. Go to locations near turnpike, quarry and others and listen numerous times of the day and decide if location is for you.

We still maintain our northern home plus TV. So here is your answer on my opinion. Buy what works for you now, but in an area that will grow like Middle (non family) area or Eastport. I think both will be a go to spot, to a I really love this house/new neighborhood you could make a worthwhile profit in a few years. Either way keep in mind there could always be a better house, in TV, you just need to start somewhere. It may end up your forever house, or it may become the first stepping stone house. |

Noise
If you wear hearing aids, just don’t wear them when you are in your lanai or outside. Then the noise isn’t as big of an issue. The turnpike is already under expansion to 4 lanes for both sides, so the noise will only get worse? Maybe just wait a little longer if freeway noise is a problem for you?

If you’re worried about it outside, that’s another issue and you should probably keep looking. I can hear the turnpike if the weather is right and I’m really trying to hear it. But… I don’t know you or what your criteria is other than a fence. MY personal preference would be one of those new Courtyard Villas in Dabney or Dehnam. ( not sure which one they’re in) If I didn’t already own I’d grab one of those but I go to Orlando and Leesburg quite a bit and it’s so much closer than any other village. Bonus that they’re reduced. That’s just me. I just figured if you’re considering Newell, why not Dabney. Also, it’s brand new. I love my courtyard villa and the main reason is the layout. Because I have dogs, I like that the living area is in the back. I love the shower in the main bath. I love the easy to manage yard area. Anyway, good luck and I hope you find a place. Don’t over think it. I bought 3 years ago sight unseen. I had been here twice looking and knew what I wanted. I have zero regrets. I can say, having no other house behind you will be something you’ll be grateful for eventually. I think backing up to 470 would be much better than the turnpike. IMO

Mary Loop is perpendicular to the Turnpike you'll hear it in the front yard. Probably less in the lanai depending how far in. They are building like crazy in Wellpoint. Many homes are over a mile from the Turnpike. |
I’m not far from Newell. The answer is it depends on the weather colder months it is significantly loud. Now it is loud morning and evening but not that bad. Afternoon humidity seems to deaden it to the point I can’t hear it at all.

Turnpike is not an issue
We live across from the turnpike and hardly know it's there. Plus no neighbors across the street. Couldn't be happier with our location.

I'd be concerned about air quality. Constant fumes from cars and diesel 16 wheelers. Silent killers.

We have stopped probably 4 different times. Looking at the loop , and houses backing up to 470. Loop was actually less road noise than 470. Our son is looking at a vaca home, with walls or view. They lived in St Paul, with 6 lanes of highway one house down. We put them in our front bedroom that sometimes you can faintly hear turnpike on occasion. They have difficulty sleeping at our house due to lack of noise. They actually have a sound machine with traffic noise. Road no worries, the power line not a big deal, but the lots have very little room with larger models. So search continues. Richmond East (or whatever name) had about 20 foundations poured couple weeks ago, and walls are getting seated this week. If one doesn’t want any room behind the houses, and doesn’t mind backing up to Meggison. Less than 5 minutes to Brownwood. |
