I would recommend Frank D'Angelo, 352-250-7818, as one of the best home inspectors.

Has a very good reputation. I think almost everyone does not use a real estate attorney at closing.

If you need an attorney, the time to use one would be before you sign the sales contract. When you go to the closing, the title company has attorneys to ensure that the title is properly prepared and that ownership is legally transferred to the buyer. That being said, most buyers do not hire an attorney at all.

Real estate attorneys for routine closings are really only common in places like NY and Wisconsin. I do not know of them being used anywhere else, and I've purchased homes in CA, TN, FL, and MD.

I used Bogin, Munns and Munns. The real estate attorney was excellent. Although Florida does not require an attorney, I wanted to have an attorney review the papers -- you are spending hundreds of thousands of dollars for a house.

Unless you have a buyer's agent who you are paying to represent you, I wouldn't ask them to recommend anyone. Most real estate agents represent the seller, not the buyer. Too many buyers get this confused. They think that the agent showing them houses is representing them. Not true.
