More roof talk, how much is too much?
 
Thanks to Milton unfortunately we needed our entire roof replaced. Do you think our insurance company paid too much? We have a Lantana model which has 4,200 square feet of roof area or 42 square of shingles. Because the original gutters were installed through the drip edge they had to be removed and replaced as well. Emergency tarp (20’x20’) service to protect the home until repairs could be done $2,500. Remove and replace all shingles, gutters and downspouts around the entire home another $44,000, totaling $46,500. This seems ridiculously high to me but my insurance company agreed to pay for the repairs minus the small deductible we had to pay. The roofing company dealt directly with my insurance company coming to an agreed amount for repairs. The repairs were completed, we are happy with the results but dose this seem a bit high to you? I know lots of other homeowners are currently going through similar roof repairs as ours here in The Villages, are your repairs this expensive? Even if it is way out of the box what can you the homeowner really do about it? The roofing company and your insurance company come to an agreed settlement for repairs then the insurance company sends you out the checks. I guess at this point your only option is to sign over the checks to the roofing company? No wonder our premiums keep going up! Your thoughts or do you have any advice??

I don’t understand why the gutters had to be replace? When my original roof was replaced the gutters hangers was drilled through metal drip edging didn’t have to replace gutters. Was the drip edging rotted? My roof was around 1200 SF cost was 10K. You’re was 4 time as large so I think we both over paid? But, roofing contractors done great job in my case I couldn’t find one nail or piece of shingle in my yard all done in about 7 hours. Sure I could have went with 8K or 8.5K estimates, but I seen how they worked doing the neighborhood houses, for me it was worth it. O I paid for mine when roofing scam causes insurance companies refuse insurance house with perfectly good older roof.

Neighbor just had their roof replaced, 40 squares of Owens Corning Duration. They paid cash at $17,000. Skylight Roofing

After reading this more thoroughly why was tarp needed? was there leak? Or was it up charge to prevent possible leak in 10 years? Lots of questionable claims IMO. Maybe more explanation of actual damage and why you needed new roof? Age? Or actually leak? IMO if it was age well we know where that goes?

Over $45,000 for a Villages roof demonstrates why roofers are constantly knocking on my door offering to do an on roof inspection or fly a drone over my house. Unbelievable price gouging is going on and it is continuing to attract a speculative and shady element to the roofing business in Florida. These insurance claims are questionable. I see people in the neighborhood with 30 shingles missing from a storm and then you find out they are getting the whole roof replaced? They are happy they are only paying a $10,000 deductible and the insurance company is on the hook for $30,000. You wonder if the insurance company adjuster and the roofing contractor know each other.

Roofing company sure has the funds to pay off the adjuster.

Wow, my roof up north cost right at $20K two years ago. The gutters on our home here were only a little over $1K. Did they replace the plywood underneath too? Did you get any candy as a thanks?

Welcome to the insurance scam. I have a lantana with 4400 feet of roof and only paid $19600 which included 5 sheets of plywood at $90 each. This is why our insurance has gone up so much.

Definite price gouge, insurance scam. But you allowed it by signing over the rights. Never sign over rights.

I'm not sure what else you are supposed to do. You've got some damage, the insurance company should pay for it, seems simple enough. When they refuse then you need to sue the bastards by hiring other bastards. Then, for some unimaginable reason, the insurance company agrees to pay the hugely inflated bill, roof gets replaced, and everybody's insurance premiums go up.

But for all of the people saying you're a bad buy for doing this...what in the heck are you supposed to do??!!

It's a ****ty deal. When my roof needs replacing I'm just going to move!

Roofing costs (comparison)
 
I had a roof done at my Hot Springs Village Arkansas home in June, 2024 due to a hailstorm.

Main house and dock, total 60 squares, 25 year Atlas dimensional Shingles total cost $26,000.

Posted to allow for comparison in another part of the country where storms caused a huge roofing replacement business.

Note: This seems to be similar cost per square to Crash's post #17.

There are law firms out there that work these roofing scams. The roofer overcharges the insurance company that takes them to court. They settle outside the court for a lower amount, but get much more than what an honest roofing job would cost. And, of course, the law firm takes their cut. There is a whole industry around here built on this scam.

OK I am out doing yard work and the 12th or more roofing salesman comes by and wants to inspect my roof. He says it looks like I had some shingles replaced. I said no. Then he asked how old the roof was. If he can’t tell why is he stopping by? Ridiculous scam artists. It reminds me of the tin men who sold aluminum siding or the asbestos siding sales people. Come on Villagers don’t fall for these con men. There is big money in these bogus roofing jobs and they prey on people’s greed and fear. The insurance companies also have themselves to blame. If they don’t insure homes with older roofs, guess what, people sign up with the con men and pay nothing or 2% of homes value. So for $9000 they get a new roof. If they waited for ten years more it would cost them $25000 (reputable roofer) and they may find their house uninsurable. So the insurance company pushes residents to join the crooks and then these roofing scam artists charge the insurance company $45,000! I told the salesman I was from New England and we replace our roofs at the 20-25 year mark. He left.
