Home Warranty Inspection
We bought a new home last summer but we have been renting it out long term as we live in Germany. We will retire in December and move in full time then.
We need a home warranty inspection before the end of July. We are using The Village People to manage the rental but they have been nothing but a huge disappointment. It takes weeks and several emails to get a response and we have figured out it is easier to just do things ourselves. Does anyone have an inspector they would recommend? How much does this cost? Do we need to be present at the inspection? Thank you in advance. |
DeAngelo is very good, I do not know the current cost, but you need to contact him NOW he typically has a 2 to 3 month lead time, he advertises on this site.

Was referred to us by our agent. Did a fine job on our new home inspection last year.

We are closing on a house next week. We used USA Home Inspections. They were able to schedule us within a week of calling. They did a good job. Our cost was $650, but that included the regular inspection, wind mitigation and 4-point inspections. Our real estate agent was present for the inspection.

D'Angelo is the best, but as others have noted, they usually have a long lead time.
We used Boutwell on a tight timeline for our current home, and were happy with their work. (352) 351-8476. Cost varies, but we found them to be quite reasonable versus other companies. You do not need to be present. |

If I had to do it again I would not use DeAngelo. They were not impressive and missed some things. I’m not real sure that they are not in cahoots with TV somehow.
I would find and try another recommended company. |

We were present at ours and glad we were there as we got to ask lots of questions and take notes

After nearly 3 weeks, The Village People finally responded. They hired JBH Home Inspections to do the job. I haven't heard anything one way or the other about them. I'll update this post after I see what kind of work they do on the inspection.

There are many home inspectors out there so it can be difficult to choose. I became one after my Village home was inspected because I felt I could have done a better inspection myself. I’ve been inspection homes for 3 years and my report gets filed directly with The Villages warranty section who then contact the contractors responsible for the areas in question and they then contact the home owner to arrange for repairs.
