More new houses near 466...
Yes, that was 466, not 466A.
I've seen passing reference in the paper about plans to amend boundaries of CDD9. CDD9 is generally south of 466A and the eastern half of new development between 466A and 44. But, this amendment, to be voted on by Sumter County Commissioners tonight, amends CDD9 to include approx 62 acres just south of 466 and East of Morse Blvd (roughly across from Sante Fe shopping plaza and where cows now roam). These 62 acres will hold 335 homes. Infrastructure will be built this year. Does not include a detailed homesite or street plan. This area was once rumored to be a hotel site. I guess, and this is only my opinion, the developer is finding it more expedient and perhaps more profitable to build and sell houses rather than more commercial development. There was also a little blurb in the paper that Lady Lake town council rezoned a parcel across 466 from the LaZamora gate to be commercial...no tenants identified as yet but some discussion of convenience store or restaurant. This sounds like it it off the roundabout at Morse where the street Mission Hills Starts and goes no where. Just My Guess

Gracie...this is different from the area halfway between Morse and BV (i.e. Laurel Valley).
This site is east of Morse on 466 (going towards Rolling Acres Rd) 335 homes on 62 acres implies designers or a mix of designer/villa/cottages. Yes, this is the area just off that last roundabout on Morse before 466. It'll be interesting to see if that road is extended to the new homes, because, then it would cross the multimodal path and require a gate house vs putting the road access on 466. |
Oops. Wasn't paying attention. I think we passed an area under construction there and I wondered if it was another builder. Are they moving dirt there?

Village 07...Did you read this in the legal notices this morning.?
"The Village Center Community Development District intends to amend and restate Chapter 10 of its Rule To Bring About Deed Compliance in the town of Lady Lake portion of the Villagage. ("Rule") and impose fines for violation therof. Per Section 190.012(4((a), Florida Statutes, the District has been granted the authority to adopt rules necessary for the District to enforce certain existing deed restrictions pertaining to the external use and appearance of real property.....etc...." What do you think that means? |

Thanks for the information. The county commission resolution to approve the change is amusingly uninformative as to why it was requested. The resolution states (I added the bold): WHEREAS, the Board of County Commissioners established the Village Community Development District No. 9 (“District”) by Ordinance 04-37 and amended the District by Ordinance 2010-08; and WHEREAS, in the process of going forward with development activities it has come to the attention of the developer that additional changes are necessary in the boundary and to add 62.09acres. Any guesses as to how long it would be before TV would actually offer homes for sale in that area? It looks to be quite a ways off to me.
How fast do they put infrastructure in and develop lots in this area? In another life I was a builder in Texas and the development laws were very builder 'friendly'. We could go from raw dirt (like farmland) to infrastructure (streets, sewers, utilities) and would be selling homes in 6 months. In the DC area it takes years to do the same because of all the regulations and development laws. |
73goat - In looking through some of the detail in the docs for their meeting last night, it was noted that the various pieces of the infrastructure (site prep, drainage, sewers, water, etc.) would be done in "2011". Literally, that was the timeframe noted for each individual part of the breakdown. Pretty open-ended. I'd guess it'll be next year sometime before any houses start popping up there.

If you look through those agenda documents from last night's meeting (pages 271 - 279), you will also see preliminary plans for a two-story Villages Assisted Living Facility that is to be built north of County Road 466A in the area that is designated as Flagler Plaza on The Villages street map.

The Villages Polo Club is no longer owned by the developer so I don't think it will ever turn into a residential area. It was sold last year, but I can't remember the name of the new owner.

The way I understand it, this is private property and not part of The Villages or our amenities. Yes, a couple years ago, they got rid of all the locals and put the Polo in the hands of a professional management company to make money. The management did not do well. I could write a book on what really happened. The Morse family did not do right by many people. But that is another whole story. ( No, I will not debate this statement...too complicated, people lost their jobs, promises were broken) So now they have moved a great guy and professional Polo player into managing their Polo seasons. He is doing a great job and numbers are back up.
I seriously doubt if they would ever build on the Polo fields as these fields are very expensive to build and many family members and friends enjoy playing Polo. Plus they are part of the family compound with beautiful ranches, beautiful homes and 4 more practice Polo fields. So folks, that's my understanding and back to basketball. Gotta watch Duke and UNC. |

Thanks for setting the record straight regarding the Polo Club. It obviously was just a management change and not a change in ownership. But, I agree that it will probably never be turned in to a residential area. |

Since Flagler Plaza was to be a commercial development, probably with several stores, I would think that the Villages Assisted Living Facility would be preferable. There should be a lot less noise and automobile activity in the area. I think if our home backed up to that wall, I would prefer the assisted living facility.
If you look at the preliminary plans for the assisted living facility, there is still a large area of Flagler Plaza to be developed. Maybe it will turn out be be used for some additional medical facilities such as doctor offices. Only time will tell. |

Chopper, I understand but, there is a big downside to that also. They just built a new Assisted Living not far from our Alabama home, and the people around it hate it! First, all the high intensity lights outside and around in the parking lot. Night is now day for them, and the worst is the increase in ambulance noise.

I never thought about about the ambulance noise. That could get to be a bit annoying. As for the lights, I thought any commercial or professional plaza would also have a lot of lighting. Maybe since the entrance is under a canopy in the front, they will not have a lot of intrusive lights toward the rear of the facility. At least the traffic should be less, especially in the evening hours. |
Ambulance noise should not be that significant of an issue, we all hear sirens night and day.

Was up on Morse Blvd by Hacienda Hills Country Club the other day. Noticed survey work going on in the big empty field accross from HHH country club. Don't know but maybe more homes going in. That's another large empty parcel.
