House Backs to Morse Blvd
 

Looking at a home in a cul-de-sac that backs to Morse above 466. Anyone have experience in that area? Is noise an issue? Are there any other disadvantages to having a home that close to Morse (or Buena Vista for that matter)?

I personally would not buy a home that backs to any major road. Morse, Buena Vista, Baily Trail, Odell and others. If you look at a Villages map those streets are in bold. If you look at price these homes run a minimum of 8-10% below other like homes. You will get early AM cart noise as golfers head out for early tee times, later night traffic as folks go home from the squares and more regular traffic. This is a personal preference of mine as I like peace and quiet. I also would not buy a home near the power lines, the treatment plants or backing to a shopping plaza.

Right now there are so many options that you can select, I would really think it through. Go sit there at 6:30 AM and see what you hear.

We own a home that backs to Morse Blvd south of 466 and it works for us ... no complaints ... FWIW ...

We own a villa that backs up to Bailey Trail. Noise is not really a problem for us.

Thanks so much 12ridehd! We thought about trucks, etc. along Morse, but never thought prices being less than similar styles in other areas or early morning and late night carts.

The house doesn't back right on Morse, but is a deep lot and the house sits at an angle to Morse. But the things you mentioned could be a factor. May be why it's for sale! :)

In the area you are looking it appears that homes are set back more and the landscaping has grown high up there. So privacy in the back of a home is really nice...

Apparently a number of people were not given a 8-10% discount when purchasing homes in the Villages of Bridgeport @Laurel Valley which is situated on 466, the heaviest traffic road in TV morning, noon and night. It is my understanding that the homes closest to 466 go for $450,000 plus with a $50,000 bond and continuing to increase rapidly as they get closer to the Laurel Valley course??????

The homes built closest to the Laurel Valley course do have a great view. I can hear the 466 traffic while playing the course and assume that residents do or will ?????????

We looked at homes South of 466 and were butted right up to the cart path on Morse. I've read on another thread about people throwing trash out of carts into the shrubs, etc. behind the houses. I think the post mentioned teens who threw a soda can into the bushes.

Thought where better to learn about the pros and cons than on TOTV.

My house backs on to Morse, but the lot is deep and there's a fence and plantings between the fence and the cart path. I watch the carts, cars and trucks, go by, but don't seem to be bothered by the noise. I lived in CA, not far from a freeway...this is wonderful compared to that constant din.... ;) I won't say it's totally quiet, but for us, it's not annoying. If you're wondering, then visit the lot at various times during the day. It's busier in the winter, remember, but we've not had much problem. If you come from an area that was absolutely quiet, traffic might be something you have to adjust to.

I was the one that wrote about a teen throwing trash. That was the only time I saw such a thing, in 5 years. There are crews that tend to the plantings between our fence and the cart path so any trash that is there, is picked up. I was just surprised to see such a thing, it's generally very neat around TV.

We have not been to the house in person, just viewed online. There are solid, high shrubs around the birdcage as the house has a pool, but looking at a satellite view there doesn't apprear to be many, if any shrubs, etc right next to Morse.

You want to watch out for the big power lines near San Marino (I think) and Morse. A lot of the nearby trees are going to be removed by the state.

Lots that back to streets cost MORE than lots that back to houses.

That may be true when buying from TV, however the resale market is opposite. House for house backing to a street brings less money.

When I was a real estate broker, I sold houses that backed on forests, one that backed on a railway track, and several on graveyards. I learned that some people like the proximity to traffic and golf carts and others will pay an additional $100,000 for a view lot. I personally would find a lot backing on Morse to be noisy, especially when relaxing on the lanai. Others are soothed be the road noise.

I've always thought that talking to neighbors on a potential street yields the best information.

I agree with Pooh too, and not just because her house is gorgeous. The way TV did the landscaping, you'd never know from her house that it backs up to Morse (unless you knew).

So Jgbamba, you are right to be cautious. However, if perchance, you saw a house on the net that you might love except for it backing to Morse, you might want to check it out in person to see if it's an issue. Or you might have seen in in person, not sure if you are in TV at the moment. Anyway, it was an excellent question.

Doesn't it depend on what street and/or if there is some sort of a barrier between the lot and the street?

I am sure it does and some are better at sound barriers then others with how they are landscaped. I have just had a bad experience with it in the past where once was very little traffic and then a new development went in that caused a 20 fold increase. Went from enjoying the open windows and breezes to having the house closed up year around. From then on I only bought where piece and quiet was a given. Personally for me it just wouldn't work. I like to sit on the lanai and hear birds and the breeze through the trees, not golf carts and cars. For others it may be what they want.

In my real estate tracking I have just noticed a higher time on the market and bigger swing between selling price and asking price. I am sure there are people who would not want to live where I do because deer eat all the flowers and we can't leave a garbage can out or the raccoons or bear will get into it. Every home has someone who will love living there. I just prefer a little more piece and quiet.

One future consideration
 

If I understand the design of the new interchange to the Florida Turnpike being developed by the Morse family at route 468 for easier access to the new southern section, it will turn Morse into a likely much busier route for anyone on 441 as it will be the logical shortcut to the interstate. Or not

The house we sold up north to be here was a corner lot on a busy street. My spouse, at first didn't want to consider the place but finally agreed. The house had everything we were looking for. Once we were in the place we loved it. The traffic didn't bother at all PLUS we never heard it. Actually in hind-site we found it had close proximity to a lot of places in town that we frequented and sometimes could even walk to them. I think there are times one can analyze the situation and in reality that won't play itself out. Think you should go and check the place out...maybe chat with neighbors if possible too THEN make your decision!

I know this is off topic, but yikes, there are bears in Sunset Pointe Village?

Oh, okay Pooh. Glad it was a rare occurrence. I realize TV isn't perfect, but you would hope things like that don't happen often.

Thanks for your input. We've noticed the homes South of 466 along Morse have a thick shrub separation. Times we were North of 466 on Morse we were heading to play golf and was watching traffic more than noticing separation between homes and road. However, I do think we could see more of the homes though. Will have to check that out next trip down.

I wish we could go down right now, but with MIL who doesn't think she could make the trip, we can only view via internet. I've read on other threads about people buying sight unseen, but I don't think we could ever do that. Your point is well taken.

Thought I'd pose the questions as we had looked at another home along Morse, in somewhat the same area and you could see the street fairly well from the lanai.

:laugh: No Bare, in Virginia where we live now. But there were two baby racoons in Sunset Pointe just outside our pool cage last time we were there. They were alone, no mama around, so hope they survived OK. I know racoons can be a PITA, but they were so cute.
