Cost of Cottage/Designer Lots

What is the approximate range of costs for a "lot" for a Cottage or Designer Home? I see the range of costs for the homes but assume the lots are in addition to those fees, unlike Patio and Courtyard Villa's..
Thanks

The quoted prices include an interior lot with no exceptional view. Corner lots are an additional premium (depends on many other factors how much) and lots with views of lake or golf can add more than $150k.

Go to the link below. At the top of the page it will show you the new neighborhoods where the lots are being sold. (olive green/forsale-brown/sold) Next click on the "olive green" lot and that will give you the price of the lot. The bright green lots are ones with houses already built and for sale.

Re Cottage/Desinger Lots

Thank you for the link...It gives me a much better idea of the layouts and pricing.. Too early to decide on anything but alot of fun dreaming:) And thats "Free"

Ebsmom. I did the same thing as most of us have done.

I kept a book with floorplans and kept track of how much they sold for.

The lots with no upcharge are ones that back directly on another house. The prices go up due to views and privacy.

Backing directly on another house has it's ups and downs and most people focus on the downs. It is nice a safe feeling to have someone your own age behind you. Most backdoor neighbors don't have wild parties or throw trash in your yard and many backdoor neighbors share their stuff with you like a too big Birthday cake and show you pictures of their grandkids...who they think are cuter than yours...but they are too polite to say it.

Every home and yard and view and placement here is new and nice and fun. Except for that one place in the other village who lives next to the grouch. ;)

Graciegirl - thanks for that observation! Spending lots of time trying to decide between a villa and a cottage and have it about down to the privacy verses the garage!!! We are in a 55+ now, and there is little privacy, but the porches are not kissing cousins - there is a driveway! Once this sells - goes on this week ... then the big decision comes. Thinking about "backdoor neighbors" and that birthday cake made the cottages sound fun!!!! Thanks

Thanks for posting this with instructions. Do you know if the price shown includes the bond?

Sorry CaptJohn, but price shown does not include the bond.

I just bought a new cottage home in the Village of Sanibel. I did'nt want to spend a ton of money on a lot so for 1K I'm on an interior lot, 1 house away from the corner.

rubicon 12-11-2011 05:45 PM

Does anyone know what the cost of a bond is for those homes in Mission Hills?

Which model did you buy and did you do anything extra frem the original plan?

lot prices

We looked at homes there and we were told by the agent that the bond was the same for all the homes no matter whether it is an inside lot, water view lot, corner lot being $15,000. This is not gospel but that is what he said. The thing I couldn't figure out was we looked at one water view and then an inside lot and the water view was $130,000 more for a smaller house that the inside lot with a bigger and I would say nicer upgrades. We were also told that the designer picked out what would be in eash home and that we would have no choices. He said that if we want white cabinets we could only have them if they were in the inventory so I guess they want to get rid of what they have in thier warehouse.

When we looked at the Villas in Tamarind Grove in September, we were told the same thing - there are no choices up front - you find as many of the things you want and that's the house ...no flooring, cabinent etc. choices. It is the major thinkg making us think maybe cottage.

View lots are expensive, especially water views. It is more expensive to back on a Championship Golf Course than Executive. View lots can add a premium of $40,000 to $300,000. Of course huge lots with a fabulous view are even pricier.

We've had two view lots on golf courses. Yes, they are more expensive, but IMHO, the privacy factor is priceless! We have a retention pond that pretends to be a lake. We always have birds fishing and frogs singing. No guarantee of much water, but a real treat during rainy season.

I bought a cottage home called a Seabreeze. The only thing I changed was I added a golf car garage. My sales person told me I could add extensions on the front of the house and various upgrades like kitchen cabinets, tile flooring, tile showers and various other higher end amenities. I kept it plain and simple, I can always add the granite later. Oh, I also upgraded to stainless appliances.

Thanks - we are thinking Hammock with extended lanai and garage. I will do stainless too and maybe lots of tile, depending on color choices! I love the front porch - want to meet everyone! Where are you in TV - we have no idea what will be available when we sell here so trying to get familiar with it all, at least the newer areas.

I too looked at a Hammock, nice choice but I went with the Seabreeze, felt like a better fit for me. Just be aware that all that extra nice stuff comes at a significant cost. If your cool with that I say go for it. I am in the new village of Sannibel. Hope to meet you when you get to the Villages.
