court yard villa info---opinions
I'm getting a lot of valuable info from tv. and appreciate.
But last month I'm in contact with a realtor that tv is familiar with and I asked about cyv for sale, she asked me if I had any pets and I said no. Now her next line stunned me she said if you don't mind the noise and smell. I cannot believe she said this so I'm asking for some honest opinions on her remark Thank you so very much |

I live in Boxwood Villas, and a number of people own dogs, but some don't. I have never visited anyones' home and thought it smelled of dog!! I think she's trying to get you to buy a more expensive Designer home.
I like the Villas because of the privacy, but you can get that in Designer homes if you look for it. Go with your instincts...what you want without her trying to influence you to pay more. HAPPY NEW YEARS! |
Cost of the villas
The new Hacienda section of CYV are not inexpensive they start in the mid 200 and the high end are about 350. I am looking at them and in the end if we buy there they will be more than many designers. There are no options so countertops have to be removed in the kitchens and bathroom for granite and the carpeting has to be pulled for tile. It's the privacy and convenience for our dogs that are influencing us to change from a designer Bridgeport.

That’s a very odd thing for her to say. I have no idea what she’s talking about either. We live in a CYV and there are no “smells or noise”. Is she a villages realtor or an outside realtor? As suggested, I’d ask for a clarification on her comment. Unless she's got a good explanation for the comment, I'd find a new realtor. It’s not ethical for her to give you false and misleading information about a whole series of homes.

my only concern with cyv is the "O"clearance property line on the side wihout windows.If that neighbor has dog or cats they might lift a leg and go right on your building?? That may stink!! Just saying:cus: |
We live in a CYV area of about 80 homes and we only know of about 20 people in our village that have pets. No problems with smell or noise.

Ask your realtor to clarify her comment. As for the CYV, my hubby and I have one in LSL area and LOVE it. It offers us the privacy we like, but the people in the villas neighborhood are so friendly ! Go and look at different house styles. When you find the kind that fits your lifestyle, you will know it.

A Villages agent would have been fired instantly for making a blanket statement like that.....because it is not true, and it denigrates entire neighborhoods.

Her comment is off base. I too have a CYV and yes there are many pets but the is little noise and no "smells. We have visted several of our neighbors and have not noticed any oders. They are ideal for pet owners as the property is competly enclosed. It is also great for those of us who do not want to or can not do a lot of yard mainteance!

We live in a CYV. We do not have a pet, but many of our neighbors do. In fact my next door neighbor has two large dogs. I sit out on my lanai in the early morning especially and many times at night before going to bed. I sit there for the peace, quiet and fresh air. I have never failed to enjoy all three. The pet owners in my complex are responsible, considerate and have beautifully cared for and well mannered pets. Hubby and I have now been guests in a number of their homes and find them clean and odor free.... like MOST homes are where pets are properly cared for. I would not hesitate to look at CYV's because of pets.... I agree with some previous posts.... and would look for a different sales person. |

I understand- I really wanted one! But the oversize two car's are not there.
I feel his pain! Or as a Fireboy - Pain? I bought the biggest garage I could put on the lot! However in 10 years I can see us maybe going back to a CYV |

Aside from the agent being OUT OF TOUCH with decorum, it appears that she is none too bright a bulb in the sell, sell, sell department.
I have a CYV AND two dogs. Guess what? NO AROMA. NO MALODOROUS WAFTS HERE. Yeah. She cant have all of the dots on her dice. Time to find a different agent, perhaps? WOOF! |
We have a Courtyard Villa block construction as opposed to vinyl, shingle.
Now with the regards to smell, the previous owners had two small dogs, and I will say we had no idea that the dogs lived here so...No Problem. As for privacy we have a corner Villa and it does gives us more " Outside " room, but really not a big deal. Noise I can tell you noise you can get from a neighbor who has a premier/designer home who abuts next door. Bottom line it is the luck of the draw whether or not you get good neighbors doesn't matter if it's a Villa or Home. We have really good neighbors so we lucked out, actually my neighbor has two small dogs who are really sweet and sure they bark a bit, but there " Happy Barks " I talk to them there fine. Privacy, that you will get much of the time in a Villa 3 walls, curiously enough I have noticed at times that some homes actually advertise property " Backs " to a Courtyard Villa Wall for additional privacy. Size...something you eventually get used to, biggest drawback the garage size small however depending on the Villa an addition can be added ie: Golf Cart Garage Cost around $15,000 - $ 18,000. There are some very, very nice, Villa's around shop both the Villages Properties and other local realtors, Foxfire, Executive Realty, and others. Here in the Villages I think there is a property for just about everyone's budget and needs. Make any improvements afterwards if you want to. |

The only reason we didn't purchase courtyard villa was the lack of garage space. We opted for a Lantana and love it on our corner lot. We have dogs and neighbors with dogs--barking a few times a day.
I toured a ton of CYV new and pre-owned different times of day and still peek in a few--the only reason I was considering was the yard for the pups to run ...Good Luck--don't cross off the CYV they are nice!! |

Angiefox, We have a cyv and when we were buying, there were 2 designers we were considering and they were LESS expensive than our cyv. The other two designers had tile and laminate, whereas our cyv has carpet, expanded lanais and one of them even had an obstructed golf course view. Yes, we bought the biggest cyv model there is, but still, just because you own a cyv, it does not mean you necessarily have a less expensive house. |
I bought a resale cyv and the previous owners had a cat and carpeting. There were no smells. I have two small dogs. They love to sit in the only window that looks out to the street and will bark if someone walks by, but that's rarely. Many neighbors do that as well and we enjoy seeing them in the windows. But generally there's very little noise. We have a nice group of neighbors.

A good MLS or VLS agent can identify the two-car CYVs, or can point out corner lots that are large enough to have an additional garage built. I'm surprised The Developer didn't build more Villas with double garages, they seem very popular. Some of the newer CYV communities like Mission Hills seems to have more double garages. |
