Hi Yankee Quilter,
Hope your msg from the news in ref to home sales is correct.
Things are not moving here in Pa where we live.
Put move off to next year in hope things do better after
the Nov election. We thought you were already at TV.
We are both sick of the wait, plus hubby could move but I am 2 yrs younger

Wish we were there! We have a lot reserved in Charlotte and will start the process as soon as this sells. We are in a burb of Atlanta and the real estate is miserable ... So every gimmer of hope I see, I hang on to!
Where in PA are you? My dad was from Lock Haven.

I hope I'm not going to "jinx" myself here, but we signed an offer on our home in Loganville just this morning. We've been on the market for almost 4 months. A realtor, not our realtor has shown our home two times to folks and just last night called and wanted to show it again. We left and had dinner out and returned about two hours later. Not thinking much about it, but our realtor called about 10:00 PM and said the family that saw the home this night wants to make an offer. The offer came in mid-morning and was 4 thousand dollars off our asking price with very little asking of anything else. Of course we jumped and accepted...signed and sent back. The package even had a letter of authorization from a bank. We have our fingers crossed nothing stops this from going through...

So hang in there and it will be your turn too.

Misery loves company!! I am also stuck here in GA trying to sell my house so i can live TV life. Just completed my second 6-month listing with the second of two realtors, and am seriously searching for a realty company that can actually get my house SOLD. Any/all recommendations from my fellow Georgians will be appreciated. My home is in the Sun City Peachtree development outside of Griffin. I know.....what WAS i thinking????? But i had never even heard of TV until i moved across the street from a couple who had lived there for 7 years, moved back to GA to be closer to their kids/grandkids, and have spent the past 2+ years telling me i need to move. After a recent visit to TV i realize how much of life i am missing and cannot wait to get down there.

I spoke to the realtor that has shown our house to her clients during our home inspection today and both the inspector and realtor said the forclosures and short sales are slowing because of the junk on the market and resales are booming. She said people are buying resales at an alarming rate.. FAST.... now the but. She said the appraisals are coming in way under because of "conservative appraisers" the lenders are using. So, one sign resales are up, but they are not returning fair appraisals. I hope she was wrong in that aspect.

Good luck everyone. Us Georgia (metro Atlanta) people should meet if we "ever" get to the villages....

We just refied to get the new lower rates as it looks like we will be here for a year or two more and the appraisal came in at 30% under what we have invested and about 25% under what the realtors think we could get. They gave no value to what was in the past considered a big item the view and a corner lot. They said these days they go by dollar per square ft and then level of construction. I would get more if lightening struck and it burned down than what they appraised it at. The realtors say that they are educating their clients that they will have to come up with more than 20% down to buy as no appraisals are coming in at what the market is at.

So good news market has come back some. Bad news that unless someone is trading up to your house then they probably won't have the down payment and then you have to hope they have already sold their house and don't want a congency.

looking for a glimmer of hope
 
We have been trying to sell Hubby's house in Harford County, MD ( a burb of Baltimore). The house have been on the market for 1 year without any contract offers.

We have dropped price, offered incentives, but to no avail.

We tried auction, but witout success. Pulled the house off market, are doing some makeovers, and will try again in a few weeks with a new realtor.

The market here continues to be pretty dismal. We thought BRAC realignment would help, as lots of people were moving to this area. What we have found is that they too, cannot sell their homes in NJ, so they are renting apartments, and commuting home on the weekends.

Fingers crossed - we hate paying 2 mortgages, upkeep on 2 homes, when we are not enjoyning them. Now if the 2nd home was in TV..... that would be differend.

Wishing luck to all the sellers out there.... Keep the faith.....

Hi Yankee Quilter,
We live in New Hope, Pa. which is about 30 miles East of Phila and are familiar
with Lock Haven. So you have a lot in Charlotte. We can't buy till this is sold
next year. Trust me it will be a long wait, plus I am sick of working.
We are new to the computer and hope I do these msgs. correctly.
It's bugging me to be there for Paddock Sq. opening but I am told all good
things come to those who wait. I have a problem with waiting.
Good luck in Charlotte. Also, I have the care of 2 elderly sisters so hope I
can get them close enough to walk to Paddock Sq. so I get a relief on time.
They are 2 years apart but I am 16 yrs younger.
