Lot Rent for mobile home villages
 
Does anyone know if you have to pay a lot rent on the lots in the villages with the manufactured/mobile homes.

No. We own our property and our homes and have the exact same amenities as other homeowners in The Villages - without the bond payments. Also, not all homes on the historic side are manufactured homes.

Owners do not pay lot rent. All lots are privately owned and taxed as normal property tax. The only additional fee is the $145.00 amenity fee. To find out the tax on a particular property, you can check it out on Zillow.com

i feel the larger lot size and mature landscaping adds a considerable ambiance to our historic side, too. and we do not have the traffic than can be found in many of the newer neighborhoods south of 466/466a. runners, walkers and golf carts seem to coexist peacefully; and taking the golf cart over the golf cart bridge is always an experience. ;)

I haven't had any problems getting homeowners insurance on any of my homes.

didn't have any problem getting it for ours either. we walked in the office, gave the rep the needed info and walked out with our binder! policy followed within 10 days! not even real expensive - and we don't need sinkhole insurance!

Thanks for the information. I have some friends coming down this winter and don't want to spend a lot of money on a home. I was going to recommend they look on Historical side. What do you do in storms? Is there a shelter close by you can go into? Average price seems to be around 100,000/110,000 is that about right?

Yes, there are hurricane shelters set up in all three counties that TV comprises. As for me personally, if there is a hurricane warning and we are told to seek shelter, we are going to head to a nice hotel either north or south or here. That is the nice thing about hurricanes, you do, by the Grace of God, have plenty of warning.

I'd say you are about right on the average costs of homes on the Historic Side. Prices have fallen all over TV in the past six months.

justjim - in the event of severe weather - i'm going to graciegirl's; in the event of really severe weather - i'm gonna go to the hotel with bk or down to disneyworld! but bk gave you the real skinny thatcha need to know!

your friends should check out the historic side, but they should also look at the districts around spanish springs area and villages like mira mesa and zamora.

the mls website i find most helpful is lyle gant's The Villages because those listings indicate how long a property has been for sale - really helps with price negotiation. we have friends in mira mesa and i really like the neighborhoods in that area. your friends should also remember that house prices will be higher during 'the season' when the snowbirds flock to the villages. and remind them to bring their checkbook! ;)

not in the few years since we have purchased; and we never looked into purchasing the covg since there is no construction that might undermine ground stability. don't even recall a watermain break since we have been there.

I haven't seen nor heard of any sinkholes on this side, janmcn. If you want to purchase sinkhole insurance I'm sure an agent will sell it to you though.

When I was living in a CYV neighborhood in Poinciana that was decimated by the tornado in 2007, brand new cinder block designer homes were leveled near by.

about Tornados
 
...our friends were in the last tornado that hit there...and it did hit their house with damage....they barely had any time to get into the closet....tornadoes often hit without warning.

Exactly, Bogie Shooter---It doesn't even have to be a tornado----you hear all the time from the media if severe storms are in the area for those in a manufacture home to take cover somewhere. I would think TV would have a storm shelter somewhere on the Historical side of TV. Not to change the direction of this thread, but it is the closest thread I have found to my subject question.:wave:

If you buy a manufactured home/lot, (Lets assume it is a 2bed/1bath) Can you replace it with a 3 - 4 Bed/2 bath manufactured home?

Can one put a Garage up in the historical section?

Is there any lots that allow fences on the Historical side?

take a ride over on paradise dr across from the ball fields and take a look at the structure that was recently built there! wowzaa! i think there are two double garages on it! go in the boone gate and turn right onto paradise - house will be on your left. it doesn't really 'fit' in with its neighboring properties - but it got arc approval for the build!

I lived in the area in a mobil and was lucky tornado hit about a mile south. I toured the damaged area and saw a lot of blue tarps on homes with roof damage. nothing close to being leveled.

no fences are allowed anywhere in the villages....People would only let there dogs out all day barking and bothering there neighbors...If she wants a closed in back yard she migh consider a CYV...
