Rumors Wanted - 466A Commercial Development?
 
Living in the South West end of The Villages means a trip up North for most things. Any and all rumors (or even facts) regarding planned commercial development along 466A (between Buena Vista and the Library) would be welcomed. I am afraid that most will be near Brownwood (on 44) which is also a bit of a trek.

So... what are you hearing?

I don't think there's much space for commercial development on the south side of 466A. On the north side there's room west of Buena Vista but I don't think that will be golf cart accessible. Looks like we'll either have to go all the way down to 44, east to Colony or north to the 466 shopping areas. Really not a bad problem to have. It's not all that far to any of these areas. I live in St. Charles, which is north of 466A, and none of these areas are a great distance away.
One rumor I did hear was that Wildwood was planning to make their streets golf cart accessible. That could make things interesting, if it's even true.

Noticed the other day that Fruitland Park has posted notice on a portable electronic traffic sign placed on N. Dixie Ave (southbound) between 441/27 & 466a, that they have legalized golf cart usage . Wonder if there are unannounced plans or speculation for development just east of Colony Plaza that might include golf cart access from the Plaza into Fruitland Park. Of course it might just mean that legal golf carts have been authorized and not all golf carts. Maybe someone else know more about this?

More grocery stores
 
We sure do need more of everything south of 466a, specifically another grocery store. Ever go into Publix in Colony during the day?? Most times you can barely get through the isles. I can't imagine what it will be like in another month. I think it was poor planning on The Villages end to only have one supermarket in that area. Now they are building another bank in that plaza.....just what we need.

Why do you think it is The Villages responsibity to provide grocery stores, gas stations etc? The developer builds houses. When enough houes being built warrant commericall developent the stores will come on their own. It will be a while before that happens.

Since 2000, the developer has previously built commercial buildings before houses. For instance, Colony opened around Easter 2007 when they were just starting to build south of Bonita Blvd. Apparently, the developer is no longer interested in building commercial space.

Don't know about the developer, but could it be that businesses' investment capital in general is a tad short or it's simply a bit too risky to lay out at this time?

There is a piece of land on the north side of 466A west of Buena Vista that The Village Developer apparently couldn't buy or the price was not right? Look for that to be developed in the near future.

NOOOOOOOOO!!!!! Don't take the cows away. Or the horses. Or the open land. That's what Brownwood shopping is for. there is plenty of accessible shopping on 466 and in Colony and will be tons in Brownwood. I will be mighty sad if the cows don't come home.

If memory serves me correctly, there was a sign indicating that Sweetbay was going in next to the Library (South side of 466A). That sign was taken down a while ago and I have been told by a friend that the Sweetbay is now going in near Brownwood.

Tilted Kilt would be nice.About the only place by golf cart would be the piece in front of the County Center where Sweetbay was going to go. I think Rt 44 is going to be the next 466. There are a few small pieces down in the Colony area and possibly E/O there on 466A outside TV. I know there are 4 sale posted but money is a big factor.

I'm with you....People would have this place looking like NYC if they had their way. It's nice to be able to get into the country in a few minutes. I don't even want to see 466A widened to 4 lanes east of Colony. I enjoy the ride on 466A east of Colony to Micro Race Track Rd and north to Rolling Acres Rd.

The cows are there for tax purposes. The land will eventually be sold and developed. And YES, we need another grocery store on 466a...the Publix in Colony is bursting at the seams, and it’s getting worse every day.

There is already a PUD on file for that land. Assisted living, three story multi-family housing, and a small retail/ professional area. Re-zoning done, impact studies underway, and a search for grants and other financing is being done.

There were plans last year for a Sweetbay nearer to Buena Vista on 466A but apparently their corporate changed their minds. It is hard to convince anyone who hasn't been here what enormous growth we are experiencing. This is true of almost all large corporations. We are an amazing secret if you ask me. The people who do demographics for corporate growth all must have lost their jobs because of the economic downturn.

As Brownwood gets built up along with Wildwood, we need to have some open air space. Otherwise, we start looking like one long strip mall ...yuck...and one of the most striking parts of TV is going from residential to shopping to rural. It is actually what attracted this citified suburbanite to the prospect of TV. I love to go across Rolling Acres as a poster above said and see the billy goats and the horses and the fields and the big sky along with cows and one very cantankerous bull.

Frederick Olmstead who designed and created Central Park in NYC felt the constant bustle of so many people in one place would create a less than optimal mental health status so actually built the park to be the place to unwind...I can't imagine NY without the park..it is the free zoloft.. I do hope we won't turn into just endless streets of endless people and endless houses and endless shopping. The open space is our Central Park.

Of course, they could put in a couple dog parks which would help :D

Um...Shes...We have the golf courses. And we do need groceries. And stuff. We could start building tall buildings like New York but people need things and you can't make an omelet without breaking a few eggs.

Oh GG, of course we need groceries, but a couple grocery stores don't require miles and miles of land. And stuff? I thought the purpose was to get rid of stuff? :) And there is lots of stuff on 466 and 441 and in Spanish Springs and in Lake Sumter and will be more stuff in Brownwood and lots more stuff in Wildwood. And golf courses? Well....you definitely have a point. They are a huge visual beauty. I still vote for keeping some cows.

I agree.. I'd drive an an extra couple of miles as long as I can see the cows and calfs grazing in the fields. I still miss the buffalo!! As far as Colony Publix being crowded, shop like I do, early morning and 8pm at night... quite empty at those times. When you live in a big city, you get used to avoiding stores in the middle of the afternoon.

The property you are asking about that Wildwood has approved for commercial development is west of the Buena Vista/466A intersection and north of 466A.

To "bump" a post is to bring it to the top of the "New Post" list. Sometimes done for lost pet posts that are a few days old or any post that someone wants to bring to the top for those who have not been on TOTV for a few days. Hope that helps.

Fruitland park golf cart rules
 
The use of GOLF CARTS in FRUITLAND PK is for all inspected golf carts with police dept. paid stickers. Carts may operate on posted streets if operated by licensed drivers with proof of at least home owners insurance and carts must pass inspection of Lights, tires, brakes, +++. These carts do not need to be street legal.
