House backs up to street
My home, which is for sale, backs up to Odell. The house has been on the market almost three months. Everyone who sees it loves it as it is a beautiful home with so many features. The one drawback for buyers is that it backs up to a street. We chose a street because we didn't want someone's lanai in our backyard. We landscaped the back and cannot see the street from our glassed enclosed lanai. I never dreamed we would have a problem selling it. Hopefully someone will come along who would prefer a street to a VERY close neighbor!

Why sell? Since you have landscaped at considerable cost to block the street from your glassed in lanai, it sounds like a great house to stay in.

I think I've seen the house online. Yellow interior, right? It looks like a very pretty home and it's in our price range. Unfortunately, we're not there yet. If we were, I'd be very interested in yours!
We're waiting until spring to put our current house on the market and we can't buy in TV until this one sells. Then DH can retire and we'll be seriously looking. Right now, I'm doing a lot of window shopping! I'm just hoping all the "good" houses don't sell before we get there! LOL! |
In the resale market there is a price hit on homes that back to busy streets (anything in bold on TV map) homes close to the power lines and homes near the sewage treatment plants. Runs from 2% to 15% lower then other like homes depending on the proximity to these items. The ironic part is TV charges a premium for those lots backing to a street. As always with real estate it is all about location, location, location.
The other one is backing to "farm land". Sure looks good when buying, but you never know when the bulldozers will arrive and the mall starts to be built. When buying, know what is around you and figure out if it could change. I remember when Baily Trail was a very quiet street, before St Charles was open, however TV map showed it in bold, so you knew that would change. And boy has it. Those homes that back to Baily Trail are selling at a price below what they were bought at by a pretty high margin. And they were bought at the market bottom. |
My house backs up onto 466A, which I'm sure will be a big problem. But hey, I'm here until they take me out feet first, so it will be my kids' problem, not mine. Whatever they get will be gravy to them.

Want to move to a courtyard villa. We have two little dogs so the villa would be wonderful for them. We do love our home!

Before building our home we rented 3 properties that had back to back Lani's
The first neighbors had 2 barking dogs.The second neighbors chain smoked cigarettes. The third was a cigar smoker.That's when we decided to build backing up to a a street St Charles to be exact First we thought we made a big mistake with all the construction traffic..Now that our neighbor hood is built out things have changed yes we have day time traffic and after 5 pm it gets very quiet. Just saying it worked for us |
We have a friend that has a house backing to O'Dell. The really bad issue is all the Gas golf carts that pass by. Very noisey. Sonds like a lawn mower passing by virtually every few minutes.
So when looking for a place try to find a street that doesn't have lots of golf cart traffic, i.e. dead end. The gas carts are the real noise makers. Auto traffic is quiet by comparisson. We have been lucky our back yard neighbors are great and have become friends. Get to know your neighbors. |
I think backing on a street is a good thing. Good luck with selling your home. But remember even with improvements homes are selling now about what they sold for about five years ago.
Bill-n-Brillo gave us the best advice ever when we were thinking to put our Ohio house on the market. "Put the asking price as low as you can stomach." We did. It sold quickly. |
Checked out the pics & location & I'll say that if we were ready to retire & move to TV, we would definitely consider your home. For the same reasons that others have pointed out there is no way we'll buy a home with a kissing lanai. You have a beautiful home with a great central location, and I love your tropical landscaping in back. I'm sure the right buyer just hasn't come along yet. Good luck!

I just looked at it too. Wow, You have beautiful taste and you have done some lovely upgrades. I love your waiscoting and crown molding and hardwood floors. And you are as clean as as neat as a pin. I can just see how neat even your closets are.

We tried buying two different houses that backed up to a major street and one was at an intersection. We were outbid on both. It will sell as they all seem to.

Well, this is a surprise, since we also paid a premium for a street behind us. It is Pennecamp drive. Fortunately, the traffic is light since all the streets beyond our home are dead end or loops.

You did say you listed with The Villages. And I am sure you are well aware that no outside "realtor" can show your home, only Village real estate agents. Could it be they are building so many spec homes right now, that those looking may be influenced by a new home vs. pre-owned. Just a thought.
I would insist that your agent hold as many open houses as you can deal with. There are a lot of snowbirds here right now and I am sure many looking to buy. Good luck! |

I think that it is a beautiful home, and it is in a great location. It is indeed unfortunate that you MUST look at other like models and what they have sold for and perhaps lower your asking price. New homes that are 1900 square feet are selling for about the same price.
Just trying to be helpful. I have said it before and i will say it again. YOUR home looks as if it has been professionally decorated and it is absolutely BEAUTIFUL. A home that backs on a street is an upgraded lot. |
Houses that back onto a street are promoted by the realtors as premium because you don't have neighbors with "kissing" lanais. We had a cottage home in Tamarind Grove with the back of the house on Tamarind Grove Run at an intersection, decided we wanted something larger and we got an offer in 3 days, closed in 3 weeks this past summer. Just depends on the buyer.

When we bought our house that backs up to St Charles, I initially thought the street view was a negative. After talking to my neighbors and hearing concerns about privacy, landscaping, noise, etc, I think it is the best location in the neighborhood. Although you have the typical road noise during the day, by 7PM, it is pretty quiet, and since we moved in a year ago, I have never heard anything in the middle of the night. Plus we can wave at our neighbors as they pass by....

Patience is a virtue. I have sold two houses in TV and both had lots of activity but no offers for the first couple of months. Then one day, someone from out of the area saw the home in an advertisement or on the TV internet site and we had an offer the next day in both cases. The old saying..."there's a house for every buyer and a buyer for every house" and it holds true. I doubt if the street is having a negative effect but rather is probably going to be the thing that attracts your buyer to make an offer eventually. Almost everyone starts with a kissing lanai, afterwhich your home looks VERY attractive. It is a beautiful home and it will sell soon. This is the best time of the year as all the renters are looking at homes while they are here. Patience...patience. Yoyr time is coming soon.

Our home backs up to Bailey Trail, and we don't mind the traffic. We love having walkers, joggers, dog walkers, etc. going past. We had a patio villa before this, and I felt isolated.

In some small respects picking a home is like deciding what type of room you want for that cruise you are taking.
On our first cruise there was constant chatter about room selection. What I learned from that is people choose rooms in the same manner they do for picking a house. An older couple told us they always chose a room with window(port) and a balcony because they dined alone and preferred to view crowds from afar. We always chose two adjoinng outer rooms with a window(port) to accomodate our kids and to get a view when we were so inclined Friends of our cruise continually and so they always choose inner rooms and request additional cots because they have several family members who party hardy and only use the rooms to shower change and head out again. When they do sleep they sleep fast because well they party hardy. Likewise people moving here have very specific reasons for their purchases that accomodate their needs and plans. |
one thing we never considered when buy our first home was how car/golf cart headlights hit the house at night. Fortunately, we didn't have a problem but friends of ours have a home on a curve and they have headlights flashing through the windows in the kitchen, front door and guest bedroom windows at night. They got used to it but it was annoying at first.
