Hi to all from Buffalo, NY where its still rainy and very cold. Hope to move down real soon. Just have to find a little place in my lower price range.

Look at the historic side. Lots of nice manufactured homes over here and, if you come into some money, you can tear down whatever is there and build something new. Pluses are larger lots, old growth, pretty. Minus is distance to Lake Sumter and Brownwood is seriously far away but there really is no place in TV that is out of range even if driving by golf cart.

Yup...I live on the historic side and it's great over here. Very quiet with mature vegetation. I also have great neighbors.

I looked on The Villages website and was surprised to find only a few homes over here. I see a lot of Properties of the Villages signs in the windows of homes in my neighborhood but they are on the website.

Me too. From Elmira Corning area with neighbors from Niagra Falls, Rochester, NYC. Have been in the prehistoric side for over twenty years and love it.
Not all homes are tear downs. Many are newer and very nice.

I am from Rochester also. We bought in February and plan to do 6 and 6. You can't beat summer and fall in western New York. I found Trulia a great asset in looking for a house. You can have it search on area and price range. Good luck. I can guarantee you will love it. The only ice I plan to see from now on is in my drink.

Sticker shock?
 

I guess sticker shock can work both ways, luckily there is a wide price range for homes here. My brother-in-law is from western NYS and thinks everything here is expensive, I used to live in Southern Calif, this place is cheap!

Best solution - come on down and check it out.

Real estate prices may not be a good value as what we are used to in western New York. It it is more than offset by the low property taxes.
