Village pre-owned accepting children?
 
I was looking at pre-owned homes listed by Village Sales and one home in Spring Arbor was listed as good for children. There was another home that also mentioned children were accepted and mentioned the elementary school. I thought TV was for over 55 only. Is Spring Arbor outside TV? If yes, why is the home advertised by TV Sales. This home was a designer home with a pool which caught my attention. We want a designer with a pool and there are not too many.

Spring Arbor is just outside the Villages and is an all age community. I believe, but do not know this for fact, that it was developed by the Villages Developer and may have used some of the same builders. Some of the models look like TV homes. So, perhaps, the developer continues to represent them in resales thru his Properties of the Villages.

But, be clear, it is not part of TV and its residents do not have any access to TV amenities.

There is also a new small community being built just off 466 near CVS (Bison Valley, I think) that is another all age development with homes similar to our models.

Perhaps the Developer built these communities as places for the myriad of TV service and support workers and business owners to live.

It seems to me that more resales are offered with pools than you'll find in new homes. In the "olden" days (i.e. more than 7 years ago), there weren't as many adult, family, and sports pools as there are now so more folks opted to have their own pool. In the newer neighborhoods, amenity supported pools abound and you see fewer new homes with pools.

villages07 has it right. Adjacent to The Villages there are some family communities, and from what I understand mostly geared towards 1) employees at TV and nearby and 2) families who have parents at TV and want/need to live nearby.

Thank you Village O7 and JohnN. That makes sense now, however, by advertising on their site it makes it sound as though they are TV homes and entitled to amenities. We are looking for a retirement community anyway, the enticement was the pool. As Village07 mentioned very few new homes have pools. I have seen a couple but they the prices are very high. We'll know more when we visit later in the spring.

I think you'll find that the restriction exists that no children under 19 are permitted for more than 30 days a year - essentially alowing visiting grandchildren, but not permanently residing ones. As in all such matters, however, it's best to verify with TV management, as rules have been known to chnage! ;D

Spring Arbor was built by the Developer to provide homes for TV employees. It does not have TV benefits nor does it have all the restrictions.

RE the new development behind CVS off 466, I believe it was built for employees of either the bank or the school, not by the developer.

The Villages also K-12 schools - for children living in the all ages areas of TV.

We met a young couple at SL this wk-end. They have two small children
and had just looked at the new section for families. They said there are about ten model homes and 99 total homes sched. to be built at this time. They thought there would be 'limited' but 'some' access to the Vill. amenities, etc. and were concerned how some of us oldsters would take to the little ones moving in and about. He currently works in tv and
they were most impressed the tv schools.
So, question is, "What amenities will they be using?"

I think the schools that are a part of The Villages are charter schools or whatever they are called. I have heard that they are for TV employees' children. But I don't know for sure.

I do remember reading on this site that during the less lean times the developer making some poor grandfolks MOVE when they had to take in a grandchild of a recently deceased daughter! Now that homes aren't moving maybe this stance has changed but that seemed to be rather cruel.

We were given the understanding that children under age 19 may visit for up to a month during the year but that under no circumstances can they 'live' here on a full-time basis. Wonder if this will change during lean times....

Another consideration for the resale homes is.....the same rules do not apply for ownership i.e. age for example....no specific age requirement for resales.....does it follow that children would be allowed also? I personally do not know the answer....but I would bet they would not, not sell the home to a "family".

I also don't think it is a biggie to fret about as how many people with young ones would even want to be amongst all the blue/silver/no hairs in TV? Not many!!

The Villages is an age restricted, deed restricted community. Even on a resale, the buyer is subject to all the deed restrictions for that property (which includes the no under 19 permanent residents). As far as the age restriction, we all know that up to 20% of the homes can be sold to owners under 55. I would think, but don't know it as a fact, that part of the settlement/closing paperwork on the resale addresses both of these items.

Hyacinth/Sidney...you just bought a resale....were these items addressed in the closing docs?

New TV construction
 
TV has recently purchased 250 acres 1/2 mile south off of 466 off of 301 and has a comp plan with Wildwood to build 480 homes for TV workers. It will have a stocked fishing lake and park for family's.
