Cost to Replace Roof
 
Need to know approximate cost to replace the roof on a 15 year old CYV. Thanks in advance for any helpful information.

I would guess your looking at $4000 to $4500 range to do rip off old shingles and install basic architecture shingle.

We had our 15 year old CYV's roof replaced one year ago by Scott Smith Roofing. Approximately 35 of our neighbors replaced theirs at the same time. Total cost to me was slightly over $5K, which included 50 year architectural shingles and a top shelf installation. My only regret is that I won't be around when the shingle guarantee expires.

In NJ we put a new set of shingles over the old. After that you have to remove both sets before putting a third due to the weight. This saves the cost of removing the first set and gives additional protection from the old set. Can this be done in FL or is the heat a problem?

Back in Ohio/Indiana, most roofing companies would only warrantee their work if you did a complete removal of the existing singles whether it was 1 or 2 layers. I'm guessing it's the same here. Lots of folks did their own roofs and added a second layer. Two layers was the max. back home due to weight of the shingles and potential snow fall weight. Florida building code may be different, probably depends on the roof truss design. Best to call your County that handles Building Permits and ask.

First, call The Villages Warranty Dept and find out if you have "Oakridge" shingles. If you do, call Scott and have them remove some of the shingles and send them to Owen's Corning to determine if they were bad shingles. If they were you have a good chance of recovering the cost of the shingles but because of the business ethics of Owen's Corning you may not get the labor costs. At lease you may get some return. Regarding the approximate costs of the labor. You may be charged about $150 a square of shingles? :shrug:

I have a St. Simon Premier home and it is costing $8500 for labor and $6000 for the shingles. The house is 2500 sq. ft. The above cost is for a complete tear down including the tar paper and having it replaced with the 50 year roof.

those shingles were first used here only 8 or 9 years ago, 15 years ago, nyet!
