CONCRETE BLOCK AND STUCCO HOMES
 
I moved into a Courtyard Villa May2006. My next door neighbor, who faces the side of my villa behind her backyard gate, has just pointed out to me 6 or 7 fine line cracks in that side wall.

Has anyone had this problem and, if so, any suggestions about where to go from here would be greatly appreciated?

My house is taken care of by TV Property Management (I will be moving there once I sell in NY). We bought in June '05. My caretaker recently advised me to look for these cracks as she said they are very common. She even know where to look - extending down from the corners of the windows. She also said there is a risk of moisture getting in and causing further damage.
I bought some good latex caulk and filled in the cracks. Fortunately, the caulk was just about the same color as the house and I don't need to worry about painting.

We had an older CYV around 10 years old. My husband mixed some stucco patch with paint to match the house. By mixing it in the white stucco patch it made it lighter and matched the faded paint on our house.

I saw some on my neighbors wall and told him. Since we have been here over to years, he got out some spackle and paint and fixedit himself.

I bought a really good caulking gun - with the spout cutter and the long cleaning pin built in - that cost me around $10 and a $5 tube of caulk. Abd it took all of 1/2 hour to do. It took longer to clean up - I get caulk (or paint, or glue, or grout) all over myself!
Honestly, even if I used a different color, the length and number of cracks wouldn't have warranted painting. Chances are you can match the color pretty close at Home Depot or Lowes.
I did a "messy" job, leaving little hills and valleys in the finish purposely so it would blend in better.
