Anyone having issues with their AC?
 

Our home is only 5 years old and Munn's did the new home install of the AC. We are having a problem with the AC constantly flooding via the condensate line. While we religiously have poured the hot water down that line once a month (even twice a month) as recommended, the AC unit just backs up and fills up with water caused the coils to rust and mold to form within the unit and duct work. The AC unit is place right in the middle of the house foot print and apparently the condensate line was run under the concrete garage floor for well over 30 feet (we've been told by someone else that it's a very bad design (builder should have designed a shorter condensate line. Long story, I'm wondering if anyone else is having this problem and what your resolutions were.

Based on our experience, I would check where it drains to outside the home to see if water flows for blockage. Who knows whats crawled in that pipe...Newer units have a overflow valve cutoff when a catch pan fills.

I use vinegar to kill any algae. One cup per month. I do not think hot water would help.
The line could be (probably is) plugged. Can you use a garden hose to force water through the pipe? Maybe attach to the drain outlet on the hot water tank as hot water under pressure could be better than cold. If not maybe a plumbing snake from a big box store will help.

Yep - like I noted we do that religiously (run water through the condensate line and it clears fine. But during regular use the unit fills with water routinely, eventhough the line seems to be fine (we feel and a repairman from another vendor does as well) think it's a very bad design (running a 30+ ft condendsate line under the concrete of the garage. So what I'm looking for are others whose units rusted out way before its time (this AC unit is less than 5 years old) and has the same design flaw (AC unit in the middle of the house footprint in garage and condensate line run for a long way under the garage floor). Anyone in that situation? Do you have the same issues we do with water leaking out of unit all over the garage floor (and likely rusting out the inside of your unit and growing mold)?

Perhaps it is plugged up, therefore vinegar will not completely do the trick. Bad design or not, attach a shop vac to the drain port outside and see how much it will pull out. Works for me.

Yes I did. We had the condensation running out of the unit in the garage. We called Sun cool which is the company that originally installed ours. They sucked water out of the pipe and pretty much said if it leaks again you may as we'll replace the unit because it has a leak in the drain pan. I wasn't satisfied with that answer and a neighbor recommended Dave with Real Cool LLC. Dave came out and took off the front of the unit and in a few minutes he figured out that it basically was an installation issue that was our problem. He worked a total of about 3 hours and I watched him the whole time. He charged me very little, so little that I paid him more than he asked. I totally recommend him. Dave Gott 352-391-4459

I think the design of the system is to always have water in the pipe under the house. Thus pumping out of the water does nothing . But if the pipe was plugged hopefully the pumping unplugged it.

Glade you found the answer. No way I could see the need for a new system unless the poor installation caused the unit to rust.
