Most (prob. 90+%) are the same as Jan and Feb. I know because i wrote many of the down along with price to view on my preview next month. Still some good deals though.

Some of the deals look good. When considering, just be conscious of the bond, closing costs, location, and so forth....

when I hear location, I think of proximity to things you'll want , whether the squares or golf or whatever

In the area they are now building I understand the homes are all electric. Does anyone know if they just have heat pumps or are still being built with a separate furnace?

One of the best discount incentives on a patio villa has already sold. It was a 2 bd 2 bath villa with vaulted ceilings. Price 139,827.Two weeks ago when we were visiting the village, sales rep said we would probably never see a vaulted ceiling villa below 140,000. Thinks are getting better for us buyers.

A heat pump works like an A/C unit in reverse. It takes heat from the outside air and moves it to inside the house. It works well when outdoor temps are about 40 degrees and above. A furnace is inside the house and it actually makes its own heat and circulates it thru the house. Heat pumps are usually in homes that only have electricity, no natural gas available. We had them in Maryland where the winters are not tremendously cold. The only thing is the air that comes out of the heat vents doesnt really feel warm. The electric furnace inside the home takes over when the outside temp falls too low to get any heat out of the air. I would think they should work well here in florida with our easy winters. It does put added wear and tear on your outside compressor unit though.

In case you're not aware, there is a patio villa in Liberty park that they're asking $145.9 for. I assume you could offer less and get the offer accepted, say $140 - 143. It is a corner lot, has the vaulted ceilings, plus it has enhanced landscpaing. When you add in the price of the landscaping, the extra value of corner lot, the lower bond in Liberty Park, and the lower closing costs, I would guess the price would be about the same or lower as the $139.9 new villa. And it would also have gas, and I'm guessing would be closer to Sumer Landing, which would give it more value.
