There are no plans announced to build any more patio villas in The Villages. The new Fruitland Park section of TV will only contain courtyard villas, designer homes, and premier homes.

We were told no more PVs

The further south in TV you go .... the less PV's were built.

When we bought our cottage in 2012, we were told "absolutely no more cottages will be built." Drive down Hillsborough trail and you'll see more cottages that have been built this year. And the developer is building cottages over in the historic section as part of the refresh or whatever it is...

Never believe never.

We also were told no new patio villas. There aren't many pre owned either, so it should be a sellers market.

Those cottage homes being built were already in the plans to be built.

There are currently 38 patio villas on The Villages' website alone, and 110 courtyard villas for sale. There seems to be a good selection.

Plans are constantly being changed. All the buzz a year ago was the second hospital being built next to Brownwood. And for the past 12 years, the official word was there would be turnpike interchange built exclusively for The Villages. Both of these projects got scratched this year.

All of the Patio Villas listed for sale are pre-owned.

Patio Villas

Well they also said no complete hardscapes (all Rock lawns) in Patio Villas communites. Well in the new villages I.E. Collier there are many such patio villa houses and quite frankly they look hideous especially a couple in Perdido Villas.

So, they're all rock landscape? Most likely will be rentals with no outside maintenance. I'm surprised that you were told that this is not allowed. I wasn't aware that TV is trying to sway folks from going that route. If I purchased rentals, I would do that....I don't think it looks good, but it's a savings.

I was told only Coutyard Villas Could do a complete hardscape but maybe that has changed. I can tell you as I said previously. It can and does look hidious in some cases.
