house rebate new buyers

anyone still getting the 8k - golf cart rebate???

kstew43 09-08-2014 07:10 AM

the way it has been told to me by different salespersons at different open houses is.....there are still golf carts available at this time as of last weekend, because why would a buyer take a $8 golf cart, when they could get a little lower discount on there home. You can't have both....

Hummmmm........

the way it works,is you get 8k off of the house price, or 10k towards a golf cart. and the first 200 new house buyers.

Some of the new homes are discounted as much as $66,000. Wouldn't it be a better deal to buy one of those?

Be careful with the "discount". You think that house sold at 450,000 with 50,000 discount is still valued/appraised at 450,000-- It is not. Happened to us with our new home in Gilchrist. "Discount" doesn't mean it will appraise for the price before the discount.

The home was never worth $450,000. That was the wish plan as they establish an image of value due to Golf course location, pond location, near the Town Center, etc, etc. But we buy for the lifestyle. When most homes are sold in an area, the discounts come out for the stragglers which were not sold. TV is not selling at a loss but reducing the premiums they attempt to market so they can move on to the next area.

Be careful, some of those deeply discounted houses have had minor sinkhole problems which may make getting insurance problematic. We looked at two this spring where that was the situation.

You are correct Ed, when we were looking we saw a couple of houses in Hillsborough that were discounted. They have to let all surrounding houses know about any sinkhole activity. Getting insurance would be almost impossible because the insurance companies ask if there is any known sinkhole activity before they issue you a policy. We bought another home with not as many bells and whistles but at least we are covered for any sinkholes without any issues going forward.

How do you know if there is "sinkhole" activity in a new area?

It will have to be disclosed ultimately. The ones we looked at had small sinkholes that had been repaired. The likelihood is they are actually more secure from further sinkhole activity than the typical home, but that is not the issue, insurance is the issue. Our VLS agent, Tony Trussler, informed us when there had been a sinkhole problem, but some may hold that information until later. For example, we looked at one on open house and nothing was said about a sinkhole repair, when we went back with Tony, he told us about it.
