Pull down steps in the garage.
 
I am looking to have pull down steps installed in my garage. The best price I have gotten is well over $350.00. Has anyone gotten them for a better price?

Tim Miller $300 for pull down stairs and flooring in the attic. I don't have his number but I'm sure someone here will.

we are having Stipes 390-7744 He quoted us $169 but we are also getting gutters for our whole house.. I don't know if that affected the the price. It's worth a phone call.

Tim Miller...only around $165.00, we did not need the attic floor though. Nice guy, good job.

It will also depend on if you get wood or aluminum ones. We first had wood put in but they bowed after about a year, so we had the company come back, take them out and put in the aluminum set. We used Hill's Gutters. A good company to deal with. They stand behind their work. (352) 245-7462.

I was told by our home inspector that the surface that shows when the steps are closed needs to be capped with drywall to preserve the integrity of the original "firewall" characteristics of the garage ceiling.

Home Depot and Lowes have the aluminum ones for $150 to $170 as I recall. I installed these myself, with a helper, about an hour or so. You will need 1 or 2 ladders and some scrap wood to do this. Also, these are designed for higher ceilings, so they need to be cut to size once installed.

Tim Miller, or sometimes he's called 'Tim the Toolman', is probably the best handyman in TV. He did our attic steps as well as many other jobs in the summer of 2011. At that time he was $195 installed for wooden steps and $295 installed for aluminum steps. Of course with this Florida heat in your attic, go with the metal and that included flooring in the attic. He will not do insulation, so if you want any installed over the garage, buy some batts and do it yourself first. I don't have his phone number offhand, but go up top and search his name, you'll probably find 20 threads that he's recommended on. The biggest complain is he's usually booked up for a week or more.

I'm sorry...i think it was $295 with Tim but it was an aluminum ladder. Very satisfied.

There no such thing as fire stop integrity in a garage in the villages with a non fire proof door from the garage to the house. Also, wondering is the sheetrock double 5/8" in the garage

Another vote for M&M. They don't paint the drop down door though. It's a small job. They use the 350lb rated aluminum ladders too.
