Insulating lanai attic
 
We bought a new Jasmine in Collier and are considering enclosing the lanai. Has anyone insulated the attic over the lanai on a Jasmine model? How was the area accessed? Did you DIY or have a contractor? If contracted out, would you mind giving me the cost?

We have a stretched gardenia with 14ft by 31 lanai. When the insulators were here for a warranty repair, they offered to insulate the lanai for $300 and the garage for $200. I was told the cost would be higher if they had to come back at a later date.

Our Lanai, 12 x 28, is being enclosed by T&D and they are insulating the Lanai during the construction. I prefer to have one point of accountability for the project. If I DIY (like that would ever happen here) or hire a separate contractor the accountability is then fractured and the battle ensues. We are also having a radiant barrier installed over the garage and the garage doors insulated at the same time.

I have a Jasmine and recently enclosed the lanai. I used Custom Windows & Exterior Design. They had the best price out of 3 or 4 companies interviewed and their window systems allows more open area. I also had the attic insulated thru them. I think it was a couple hundred. They accessed through the garage access to attic. I had one minor issue which was taken care of immediately to my satisfaction. Definitely insulate the lanai. It really does make a big difference.

You have to be careful when you compare prices among different installers. I got estimates from Custom Windows and T&D and yes, Custom Windows had a lower price, but they did not include the leveling of the entire lanai floor like T&D did. Custom Windows was not able to add electrical outlets to the outside wall. T&D inset the sliding doors in a new poured concrete lanai floor and did not rely on a wedge of cement on the sides of lanai and caulking as Custom Windows was going to do. If you don't level the lanai floor you then have to have a wedge of cement placed under the doors to level them. Sometimes comparing just price is not the best idea.

All the reasons we are using T&D......plus their reputation preceded them. The itemization on their quote insures we have everything we wanted and now are awaiting the engineering drawings to finalize. If something goes wrong I will post it after the job is complete but I have a large amount of confidence in T&D. Also, we didn't bid the job, picked the contractor and the design......low bid is not always the best way to go.
