You might consider listing on airbnb.com. I've rented rooms in peoples' homes through them.

You need a business license from the county you are located in and the state. You need to collect taxes and pay them to the county and the state. You need to make sure your house meets all state regulated codes...such as emergency lighting, smoke alarms, etc. It is not a simple thing to rent out a room or a house. You have to follow local, state and federal regulations and pay the taxes on the rent you collect. Otherwise there are big fines and penalties.

If you seriously will rent by the week, how will you ever check these people to see who they are? Your subject for this post is "rent a room".... Are you seriously going to rent a "room"?......this does not frighten you? Your neighbors are aware that strangers will come and go in the neighborhood?

Please, somebody tell me this isn't legal.

Would this not violate the no business in home clause in the deed ?

If owner is a resident of the home and runs a bed and breakfast without the breakfast the county may take an unfavorable look at this business.

Illegal
 

If in fact, she has no license and does not file and pay sale's tax to the County and State.... it is totally illegal. Especially with no business license, or sales tax being paid, or income tax being paid to the Gov't, for the income she will receive.
