Stucco Homes--When to repaint?
 

For those of you that own a stucco home, how many years was it before you had to paint your home? I've heard every 5 yrs but our house looks fine. How do you know when you need a fresh coat of paint?

Don't own one but I've been told seven years on average.

On our warranty sheet it suggests 3-5 years.

I have been told that you need to repaint Florida stucco over concrete block homes when you pat the house with your palm and a powdery substance remains on your palm.

These homes in S. Florida are called CBS (cementblock, stucco) and they are the only homes I have had till living here in a stick home with siding. Paints have greatly improved and not sure if you can still get the powdery substance on your palm when rubbing the walls, but you'll know when it starts looking drab and you want to paint it. I had one home that leaked water into one of the bedrooms showing up as wet carpet. The water was leaking through the walls and needed to be sealed and painted. Settling will leave joint cracks that need to be sealed also. If you do have the powdery surface be sure the walls are pressured cleaned before doing any painting.

We just had ours CBS home repainted; it is 4.5 years old. The sun beat the heck out of the "builder's paint" which they spray on. Several fine settling cracks were caulked. My advice is to examine it and you decide. I have heard ~5 years as an average.

Watched multiple houses being built around me in 2013. Every one was hand rolled. None were sprayed.

What do I use to fill in the cracks?

The advantage of rolled over sprayed is they have to thin the paint to spray it.......not good. I painted many of these type homes and always rolled or even brushed, but never thinned the paint.

We had ours done after four years. Our painter did a great job and took are of any cracks on the walls or where the home met the concrete. We received many compliments on the job.

Just had our CBS home painted (by Investment) after 6 years. Very happy with the job, byw.

What is an "average" cost for repainting? I realize size and paint cost will determine cost but still there must be a "ballpark" average cost.

Also remember that if you are repainting in the same color, no problem, if you want to change the color, I think you need approval from the ARC for the new color.

Our house here built in 2012 already needs a repaint.
The paint has discolored and faded in various spots.
We painted our other FL home after 8 years which was Hardiplank cement board.
Cost was about $1.50 a square foot.
