Room Rental Caution
Deciding to rent a room in your home can be a smart financial move. However, TOTV would like to remind its members that caution is necessary when selecting roommates, particularly if the potential roommate is not good friend. Some suggested precautions include arranging initial meetings in public locations, requiring and verifying references and performing a background and credit check.

You also need to collect Florida State sale's tax and county sale's tax and submit them monthly. In addition, you need a Florida Business License. Your county might require a business license also, depending on what county you live in. It is not a simple thing to rent out a room, or to rent out your house as a vacation property.
