5% off new house
wow all the new house are now 5% off,that means if you pay 300k they take off 15k.thats going to make a lot of new buyers very happy ,and some old buyers not so.

I received that email as well and thought it was odd since the really busy buying season is coming up. Only thing I can imagine is they are trying to build up demand for the new homes that will be coming in Fruitland Park that are supposed to be much more expensive.

The Villages does this all the time - mostly the discounts are to "close out" a neighborhood and are the homes that may not have an ideal lot, or orientation, or have fallen out of contract for some reason. At least, that's what I've noted over the years. I have no special knowledge about the latest discounts, however.

As the last poster said--this is now on ALL existing inventory. The other deal then would be no 5%, but pick your lot and make some changes.

I have noticed that there is lots of inventory that is for sale, some homes have been sitting unsold for a very long time. I only wish that my home in CT could sell so that we could take advantage of these discounted prices!!

The discounts were taken away last year. And now they're back. It's a way to quickly close out a neighborhood that's almost sold. When we bought our home it was on a discount because we were one of the last houses on the street to be sold that was in 2010

Just speculation, but could it be that since Mr Morse passed away, the younger family left (who are now completely in control) might be shaking things up a bit, with offers of incentives and more flexibility than before?

We received a discount on two houses in TV, however, the villa we purchased new in 2006 we did not as there was a waiting list. They call it supply and demand!
If you are in the market for a new home, buy now as they won't get any cheaper IMHO. |
Does it say 5% discount for how long? It might only be for the month of Dec. to lure people to buy during Xmas season and will go away 1/1/15 when busy season starts.

Well, is my glass half-filled or half empty? As we are closing on a new house tomorrow, I will miss out on the 5% deal. However, our deal was 6% off the price. I see that I can’t combine the two.
I believe the 5% off new till January 31st will have a greater short term impact on the sale of used homes in The Villages. I keep asking myself, did I purchase at the right time? |

New Banking Criteria took effect on 01-DEC-2014. Fannie and Freddie have tightened the rules for their Guaranty. So, some borrowers no longer qualify. That is my take on the deal. Only my View. . |

Having had my designer home on the market for the past 10 months with TV sales group, I can tell you the excuses are, we have the most preowned homes to sell than we have ever had, that with having many new spec homes to sell is creating more inventory for them then they like to have.
The lastest incentives like, pick your kitchen cabinets, pick your lot and now % off a new house is just to give incentive for the agents to lure qualified buyers to new homes. My suggestion to anyone wanting to sell a preowned, go directly to MLS do not stop or hesitate. I have at least 5 friends who have not been able to sell their homes through TV sales and there's a lot of frustration out there. My plan is to sell FSBO as soon as my contract expires this month and it will be reduced by more than sales agents percentage. Keep your fingers crossed. |
