Different Countys of the Villages
Is there any advantage to buying a house in one of the 4 county's that the Villages sit's in over another? Either tax wise or public utility's wise or any other reason?

The Villages is comprised of three counties (not four): Lake, Marion, and Sumter.

Velcro - just jesting, but you asked a question with many responses. For example, if you live in Lake County, your home will not have a bond. Sumter and Marion counties both permit bonds. Millage rates will vary, etc. You should go to each of the 3 county websites to see how they vary. In the case of Lake County you should check on the City of Lady Lake and the City of Fruitland Park. Most of the Villages is in unincorporated Sumter County. No matter where you land, if you do your research you'll be very happy here. New or Preowned - TV is just a wonderful place with fabulous people. I wish you success. |
It appears that Sumter County is the best financed.

The new homes in Fruitland park will have bonds. They have already been issued and sold.

I think that Sumter County has the largest % of Village homes. I can remember when Sumter County was dirt poor and now they have a lot of money and power.

Thanks OldManTime. Didn't think crime was much of a problem there. What are we talking about quality of life,petty or major crime? Where would I fine the crime stats?

Different Countys of the Villages
In any community of 100,000 people there will be some level of crime. I challenge anyone to statistically prove that any particular type of crime here is greater than the national average (except maybe for golf cart thefts). Start by looking up FBI statistics.

I checked the crime stats for the villages in Sumter and like I expressed earlier didn't think much about it and for good reason. According to the stats TV crime is wayyyyyy below the state & national average. Looks like the good guys are winning!!!!!!!!

A bit more than nine years in TV my experence with three "new" areas--- Caroline, Hadley and Sanibel---the new construction does bring the potential for crime due to the sheer number of various "trade workers" in the area of new villages. My experience is that the difference is not significant. Bottom line---if new to TV and you want a new home---GO FOR IT!
Generally, you will find the "younger" retirees in the new Villages. That could be important or not to you. Best of luck. TV is a great place to live---no matter which area you land. |
In addition to other suggestions such as reviewing the cost impact of bonds and millage rates, I suggest that you take a look at just how each of the Counties actually budgets and spends the tax money they collect [and check the town of Lady Lake, too].
And most of all - read the Covenants and Deed Restrictions for the areas in which you think you might want to purchase. All too often folks become enraptured with all that The Villages has to offer - only to be disappointed because they cannot decorate their property as they wish, must seek approval of the Architectural Review Comm for some projects, are restricted by paint colors for house exteriors, etc. |
We in the newer area's have newer stuff to steal.
