Lanai Expansion
 

We have gotten three estimates to have our lanai expanded and enclosed with glass. Are there any companies you would or would not use? Also, what are things we should be sure to discuss with the company and what are features we should be sure that are included i.e. insulation in ceiling, wind rating on glass, tinted glass or not, etc. Thanks.

Kilcrease is great! They expanded our lanai and did an awesome job for a very reasonable price. The inspector that came out said they went over and beyond what most do.

Are they going to raise the floor? if you face south or west you should consider low E glass, at least double pane. ceiling can lights.

doesn't matter which way u face double pane is a mega difference .

Best glass is LowE 366, glas is $15-$20 a sq ft.

Insulation, low-e glass, and have them bring the HVAC into the room so you can comfortably use it all year. The tax difference will be minimal compared to enjoyment you will have using your lanai in comfort 365 days a year. We literally lived in our lanai when we lived in TV - it was like being outside without all the issues.

If you build the enclosure with anything else your wasting $$$$

Why expand if you do not have heat/ AC? You must include this feature.

Some people skip the HVAC because they think their property taxes will go up. I agree if you can afford to expand for goodness sakes to be a penny wise and a pound foolish. Get the most out of what you are paying for.

All U need to do is add an extension to the feed maybe 15-20 feet, you don't need a return duct.

Cost is minimal

T&D did our rebuild of the Lanai.......very pleased.

Thanks for sharing your thoughts. Has anyone done floor to ceiling sliding doors on all the openings? We have a great view and want to maximize the view with the fewest obstructions.

is a cheap alternative, but it adds several vertical bars that block the view???
they also have more air leaks

Air sealing the room will also be critical to keeping the latent loads in the house down, and insulating the roof up to R38 would also be important for reducing gains/losses from this now-conditioned space. :coolsmiley:

CVS replaced our Lanai screens with PGT sliding doors including dual-pane glass with LOE. I would recommend them to anyone for the price and quality of work.

Yes, CVS recently replaced our Lanai screens with sliding door to maximize our view. We are very pleased.
