Question about time between purchasing and closing on a house in FL!
My husband and I are relocating from Buffalo NY to TV in May/June this year. In New York State, it takes approx. TWO MONTHS from the time the offer/bid goes in on a purchase to the closing date.
In some states like NV, it's much quicker. Is FL quicker than two months too? Can anyone share their experience with us as to how long it took from the date you put an offer or bid on a home........to the date you closed on a house in the Villages? We would really appreciate any insight you have. Also, was it on a pre-owned or new? |
We are also from western NY and bought last February. From contract to closing was 2 1/2 weeks on a resale. Most closing down here are done through Title Companies. Usually no attorneys are involved which is probably why closings happen faster here than in NY. You will love it here and the only thing you will miss is Wegmans.

We selected our lot, the home was built, and we closed all in just under 60 days. Typically new builds can take up to 6 months to build and get the transaction closed. In The Villages that process for new builds is much quicker. As for pre-owned homes, a 30 to 60 day time frame can be expected and that would include loan approval and underwriting, inspections and repairs, title work, etc. If you are paying cash, the time frame can be as quick as 7 to 10 days, but I would strongly recommend that you let the process work through its normal progression and DEFINATELY hire an independent and certified home inspector to inspect your potential new home for flaws, defects, and possible safety risks.
Good Luck with your relocation and your home search. Living in and enjoying The Villages is an awesome lifestyle. |
on most stock homes ,cash deal,3-4 weeks.

Hi,
I'm from WNY too, went to Amherst and grad in 1965. Yes you will miss Wegman's....but that is the ONLY thing. I'm on my second house down here, Some houses have gas heat and appliances you may like that, I don't think the new builds do though. From the first day I saw my pre-owned house to the day it closed through the local Title / Law offices it took 12 days, I paid cash, it is 16 years old. I waived my inspections, it is your choice, they are pricey and of questionable value. In any event good luck, this is like Disney world for retirees. Bill PS, I have my first house for sale, let me know if interested...260,000. |
Time from selecting options, building and closing was 72 days.

We purchased and closed on a used house in TV in three weeks last June.
|
We bought new. It took 35 days from the day we put down the deposit until closing and that was with a mortgage.
|
We bought new and paid cash. Closing was 14 days after contract.
|
11 days cash deal on a new home.
|
30 days close on a resale two months ago.
|
21 days on a new home in 2012
|
30 days for new house in 2013. TV sets the date and time and you say "yes ma'am/sir" and show up. Closing was very efficiently handled. Very professional.
|
We had offer on preowned home accepted and closed in less than 10 days. Cash deal.
|
We closed in 30 days, did not have to be present.
