More info about pre-owned homes for a Newbie.
 
"Properties of the Villages" does not show the year built for pre-owned homes. I assume that could be approximated if you knew the year the specific Village was constructed. Is that information available?

Yes, that would work. For more specific info about that house, you could look up the address in the appropriate county's property appraiser website and see exactly when it originally sold, for how much, and the lot size.

When you look at the sales price, take into account that that does not reflect closing costs and bond cost (if paid). Those costs added 28K+ to a house I bought in Mallory.

you're right, they don't put the age of the home on their website, but should.

and right again, you can approximate it by the age of the village.
I don't know anything more than that to do.

Go to Sumter County Appraisers office and type in just the word part of address. Everything on the street should come up. You can then see when it was built and how much was originally paid for it.

Another useful bit of information at the Sumter County Appraiser's Office is the "Qualified" category. Sometimes it will say "Remove HX" or "Keep HX"

Now I could be wrong... but I read this as "Remove HEX" or "Keep HEX" I would definitely think twice about a buying a house that still has a HEX on it. Is the hex so powerful that the witches or the exorcist can't remove it? :yikes: I've tried to do a little digging (not in the cemetery) to unearth the answer, but my search has only resulted in a dead end. If anybody knows about the hexes will you please fill us in? Maybe RedWitch has an answer?

Just remember The Villages extends into 3 counties. So the home could be in Marion, Lake or Sumter county. So be sure to find out which county is appropriate in order to check the correct appraisers site.

This idea doesn't work unless you are actually at the house.....
I looked at the A/C units. Usually someplace on the A/C I could find a dated manufacturers label. Figuring that the unit was probably installed shortly after it was built you can get an rough approximation of when the home was built. Electric panel box might have inspectors date on it also.

And it really is a hex. But one good and one bad. Remove homeowner exemption is the bad one, while keep homeowner exemption is good. ;D
