Question for Owners who rent their units...
As a property owner, myself, I never accept a one-month rental for FEBRUARY. I was wondering if most owners accept only a Jan. and Feb. or a Feb. and Mar. renter. It would seem that renting only Feb. restricts you to finding one month tenants for Jan. and for March also. Last season I accepted a one-month JANUARY renter because I had already secured a Feb. and Mar. thus giving me the 3 months that I wanted. As it turned out I then received a request for April and May. But, that was unusual. I know that 4 months and more are being booked lately, as well.
Anyway, do you accept only Feb. when you haven't booked any months yet?:confused::rolleyes: |
I would rent Jan or March alone, but not Feb without Jan.

How difficult is it to get a Jan-Feb 2 month rental. We did not do a 2 month min. We were able to rent Jan & Feb this yr together without the min requirement. Last yr we did not get Jan but we didn't start renting until Dec. Trying to decide if we should impose a 2 month min.

Jan/Feb/Mar Rented together or separate?

We require a 3 month rental for Jan, Feb and March and use the Villagers homes 4 rent website. I would love to see them offer a 4 month minimum check box. Ideally we would like to rent Jan thru April to one renter. The high season 3 month rent pays for all expenses for the year except the principal and interest mortgage payment.
We are re-renting to last winter's renters. We would only rent for at least a one month minimum the rest of the year. Since we hope to live in this house in a few years and do not want to upset out future neighbors, we do not rent by the week unless it is for the neighbors adult children. |
When I had my rental, I offered one month rentals and had NO problem renting it each month. Sure it would be easier to rent 2-3 months at a time but nothing wrong with monthly, you'll get people.

Multi-month rentals are the ONLY way to go. Too much brain damage renting to 3 or 4 DIFFERENT tenants during the high season especially when the demand far outstrips the supply for 2, 3, or 4 month tenants. With the single month requests, most are folks just trying out TV for the first time. With multi-month requests, these are folks who have stayed in TV many times in the past and want to come back to your home NEXT season as well. These are the best renters because they really take good care of the home because they consider it their home.

My question is kind of On topic. Did you purchase the homes as rental Property? As investment property?
