We are thinking of putting our Villa on the market. Can any one recommend an agency?. We are not sure if we should go with the Villages or an agency that uses MLS. Is the Villages easy or difficult to list with??

Would you mind sharing information about your villa? We are looking at both homes and villas, but are leaning toward a villa.

I have been told that "outside" Realtors on the MLS are more agreeable to a lower commission for the listing. Villages Realtors have no leeway to negotiate a lower commission.

Is the primary push of the VLS to sell new?

I always want to think about not only how a house is to be marketed, but what is it to be marketed against?

Any real estate listing is out there being bounced off other listings, no matter who, no matter where.

My first thought is always to price it right and find an attorney to hold my hand through a FSBO contract and closing.

Just wondering. . .

I know nothing.

I just came back into this kitchen and stupidly looked at my own post of a couple of hours ago and I am not sure it makes sense. Seems a little cryptic to me. And I'm the one who wrote it.

Anyway, what I meant to say was that I really do not know how the VLS works. How are the VLS agents paid? Salary? Commission? Salary + Bonus? Commission + Bonus? Salary + Commission + Bonus? If there is a bonus, what's the bonus based upon? Do they do better selling the brand new homes? Are certain agents assigned to the Pre-owned listings? And different agents assigned to sell new only?

What is a VLS agent's bread and butter?

Will a pre-owned listing be bounced off a deal for a new if the new gives the agent a little more butter on that bread?

I really do not know how the VLS works. I just know that I would like to know.

When we were there having our first look, I asked if the VLS provided the comparable sales stats. (I think some of us Buckeyes are a little different sometimes. Agents here will often provide those numbers to assist in a sale.) Well, the VLS agent looked at me like I was speaking some odd clicking language that could not be understood. (I think Boomer must have committed one of them there fox paws or something.)

But I never learn.

A friend asked me to go along to help her find a house in a town in another state where she had a new job. So I did. And I asked that agent all kinds of questions, too. (That's really why people invite me along. I know that. But I always make them buy me dinner.) It was on a hot July day. Suddenly the AC in the back seat of that Lexus where I was the only one sitting was turned off. I was one hot Boomer. I actually thought I might get shoved out on a back road.

But I never learn.

When I was a little kid, my mother used to always tell me that I could ask more questions than a Philadelphia lawyer. So I asked her why the lawyer was always from Philadelphia and what were all his questions about.

So anyway, good luck with your listing. You will figure it out. (I still like giving the old FSBO route a shot though. Just be sure to get a lawyer. And that lawyer need not be from Philadelphia.)

I agree with you that the first attempt should be FSBO with an atty overseeing. In 2002 when I purchased. I first went via TV Sales Office; was escorted around to ALL new homes. I requested to look at resales and was told they only had ONE; was shown it and it was a mess.

I then went to SS, bought the Sun, perused the HOMES FOR SALE classifieds; circled three that seemed to fit my criteria. The very first one that I called had my name on it; I LOVED IT!! Put a deposit then and there and shortly thereafter, it was my home.

The home was a year old with all the bells & whistles with extras I would have never considered. The couple selling had put the best of everything and then some with the intention of spending the rest of their lives there. After a year there, they decided that they wanted to upgrade to a larger home. Lucky break for me that I was there at the right time and place. The couple are living just a few streets away and we are dear friends because of it all.
