Pine Ridge
 
I posted earlier about the tax rates I was quoted by my realtor in this new area. Has anyone actually bought there and can you confirm that the taxes for a $200,000 home would be about $5,000? Sitting in he hospital now with my wife who just got her 2nd replacement done in preparation for our move down there. Prices are good in Pine Ridge but the hidden costs seem more.

The taxes would depend upon which of the 3 counties you would buy in. However, a rule of thumb is about 1-1/2% of the purchase. Also if this is your full time residence, you could qualify for a homestead credit. Hope this helps.

if Pine Ridge is in Lake County, you may be able to find another home worth $200K from the Lake County Tax Assessor for a tax comparison. Also keep in mind that the current tax assessment for homes in Pine Ridge is based on the unimproved lot value and that you don't see the real property tax until the second year. The Lake County Tax Assessor web site has a property tax estimator which pegs a $200K home w/o homestead exemption in Fruitland Park at $3,600, not $5,000.

If you know the address of a particular property in Lake County, you can look up the taxes here Welcome to The Property Appraiser's Office for Lake County, Florida And you can use Tax Calculator to calculate an estimated tax amount on a new purchase.

Could it be that a combination of the taxes and the bond equal $5000 annually? Since the bond is on your tax bill maybe that is what they were referring to? Just a guess.

Phil, we just moved to Pine Ridge and were quoted about the same. That includes the cost of the bond. If you choose to pay off your bond up front, the taxes are quite reasonable. Remember, the first year, the property tax is very low because you're basically paying for the land.

Thanks all for the replays. I feel somewhat better knowing the taxes alone were not $5000. The figures you all have provided make me think this is in range of what we were thinking and now I think we will take another look. Ditto Fred, how do you like the area and what made you buy there rather than a resale somewhere else?

Phil - I believe you can find the amortization schedules for bonds issued in Pine Ridge District 11 at this website Lake County Amortization Schedules

All you need to know is the Unit number of the property where you are shopping for a house to find the schedule.

We just bought a home in Pine Ridge and will close Tuesday. I was quoted the same $5K a year taxes and the $25k bond. If you're saying the taxes will be less that's good news!

88 Keys, when you close on Tuesday I would think there would be a tax settlement shee. Maybe you could confirm the tax cost at that time for some of us who may be considering being your neighbors!

Phil, we like the area a lot. Right now, it's a mess with all the construction and we only have about 8 or 9 neighbors, but its in a convenient location. It takes us no more than 15 minutes by car to get to each town square. We quickly found the back roads to the shopping centers.

We wanted new construction because the pre-owned that we looked at were more expensive and, frankly, not worth the price. We figured that we could buy a less-expensive home (we downsized, anyway) and put in the extras that we wanted like quartz countertops, tile floors, enclosed lanai, etc. for less than the "builders" price. Also, since we don't have any friends in the Villages, moving into a new neighborhood, we're all in the same boat, so it'll be easier to make friends!

Dittofred, we like the models and the prices too, and also virtually know no one so the meet new friends idea is very compelling. Imlokmforward to learning more and getting accurate tax info, maybe we will be your neighbors!
