Homes up for sale in TV
Ever since we first came for our "lifestyle experience" and since we have lived in TV, I always wonder when I see a previously owned home up for sale... "why are they selling?" I have learned a lot of people move to other homes in TV. I've wondered how often someone moves here and then, for whatever reason, decides they don't like it here and leave. Anyone aware of that statistic... what percent of people move to TV and, within a year decide to move out?

I have no stats, just casual talk, but it is true that quite a few people move within TV. I think most decide to upgrade their house - perhaps all their up north friends are visiting so often more space is needed ;D I've run across only one couple who downgraded, and that was because they were finding their original house (which was much the same in size as their up north home) too much to take care of, worry about, etc., because they were so busy having fun! Of course, some homes are on the market because the owners have decided to go back where the kids are. Probably not because they don't like it here but because they feel the need for closer access to family, especially as they age and as their grandkids do, too. And, there are places for sale because the owners have passed away! We do die off, you know, despite how much younger most of feel here! ;D ;D ;D SWR |

This was one of the first questions I also asked, when I was a newbie to TOTV. It seemed, to me, to be an overwhelming number of homes for sale, for rent, new and preowned. Some of the answers that were given are common sense -
People move cuz of health issues, divorce, death, don't like the TV lifestyle, don't party, don't like close houses, winter crowds, quality of homes, summer HEAT/humidity, monsoon rains, miss grandchildren, can't afford it, speculators who own several homes for rentals, etc. etc. etc. ................ :dontknow: Still, a good question 8) |

We bought our first home here 8 mos. ago.
I moved full time last week (hubby will be here fulltime in a month). And we close on our 2nd home here next Monday. WHEW!!!!! |

We bought up in TV. Our first house here is a patio villa, new one is a designer (Gardenia). Haven't sold the villa. Plan to rent it starting in Dec. Our NC house just closed TODAY! It was a huge house (4000 sq. ft.), and way too much WORK! So til next weeks closing, the villa is now all we own. |

my neighborhood is about 2 years old....it is a circle of 47 designer homes; 2 have been sold...one due to divorce the other due to residents wanting a property with more backside privacy -- they moved elsewhere within TV; a third has been on and off VLS and FSBO....think it was a situation where they bought here before selling back North and really MUST sell one or the other.
For perspective, there are approx 35,000 houses in TV; right now there are 408 on VLS and probably an equal number for sale MLS and FSBO. So, 800 out of 35,000 or about 2.3% up for sale. For a retirement/"resort" community that's not that high a percentage. |

We bought our house from a 90-year-old couple in frail health who had to sell and move into assisted living.
We went to a moving sale in one of the newer 'down south' villages where the people had lived for only a few months but the husband missed the kind of fishing he could do 'back home in Tennessee.' We've heard stories of the death of a partner and the surviving spouse moving back to where children/grandchildren live. And we spoke with 'speculators' (for lack of a better word) who owned several houses that they had bought for income purposes realize that the rental market wasn't working for them as they had hoped and were selling as a result. Other than these, the most frequent moving we hear about are people moving within TV, as has already been mentioned. |

We talked to one couple in Hadley that have lived in TV for 7 years and are currently living in designer house # 5. Whew is right.
