The Lopez area of TV
 
Been struggling with how to word this. But I'm curious how the Lopez area differs from the other parts of The Villages? I'd love to hear from folks that live in that area and outside of that area.

Beautiful. Well maintained. Nice folks. On the Northwest side. Lovely. Nothing not to like.

The area is a bit older than the Villages down south. There is alsways a differance between a 20 year old home and a new one. Just like us, the 20 year old home is going to show some wear. :-) That being said, it is still a very nice area. The Lopez course is great and there are lot's of executive course near by. Glenview CC is also only about 15/20 minutes from most of the Lopez area. Mulberry Grove shopping area has most of your shopping needs.

There is not a "bad" section of The Villages. If you find a home in the Lopez area that meets your needs, go for it!

Actually, it is only 14 years old. They started building in 2001.

Much less traffic and so much more quiet. Many of the lots are bigger. From a financial aspect, many bonds have already been paid off or are quite low now. But, we don't want to share all our secrets because it's so nice "up" here!

Thanks for the clarification. I guess the point I am trying to make is the houses, landscaping, trees, etc. are all more mature than areas further south. :024:

The 14 year old homes are usually beautifully landscaped, the lots seem larger, and it's quieter there. Some real bargains because many people prefer newer Villages, yet it's only minutes to Spanish Springs and Southern Trace. Very beautiful and peaceful area.

:agree: Less traffic too!!!

BTW - you can also shop at the Publix, in the Mulberry area.

If the new homes in the far NW of the Lopez are built as planned, you will be able to buy new in this area. This area has many positives as mentioned in other posts. The only negative I can think of is it is not "close" to a Square but not too far that you can't still travel in your golf cart.

Ok, one knock or maybe two? :sing: Taxes are higher in Marion County. Depending on which side of district 4 trains can be louder.

nice area but it is amenities poor (very few pools, rec centers and executive golf).

The N Lopez part of The Villages
 
I live in the V of Calumet Grove, where homes are between 10 and 12 years old. I absolutely love it. Like living in the country, but wirhin The Vs. My lot is comparatively large, allowing for an ample garden. The newer villages south of 466 look to me like upscale army bases with rows and rows of homes in postage stamp size lots. So, I am 15 mins. by car from Spanish Springs. To me, the pluses far outnumber that drawback.
