Thinking of buying a new home in tv
 
Please help
I'm 57 and considering building a new 450-475k home on a golf course in the villages
I noticed many pre-owned homes currently for sale and am curious about resale values

Fyi --- I would be a Jan - April resident in 2yrs.

Certainly you should check out both new and preowned.

Advantages of new: New home
You can pretty much pick your major items and lot
Usually makes for easier friendships with neighbors as all of you are new
and in the same boat at once.
Good value and incentives

Advantages of resale: More pick of what neighborhood you want to be in.
Usually better landscaping
You are able to negotiate things like price and closing dates

Values have slipped here in the last year or two. Certainly not as much as in the rest of the country. Most believe that the only thing holding us back here in tv is the inability for those wanting to move here to sell their homes back up north so they only have one mortgage.

This winter should be a good time for you to buy. We bought in Feb of 2005 and were originally expecting to move in 5 years, but we just fell in love with this eutopia and moved down full time in July 06. Dont worry about being 57. The three couples at the end of our block, we are all in our 50s. Age here has very little to do with anything.

I think we all have the same concerns in regard to our transitions I will be visiting TV for 1 month just to get a feel for the lifestyle and I am 52 and my hubby 56 I do not know if I will ever be able to get the ole man down to florida to take the plunge, but I already have my bags packed.
I am wondering how crazy the longterm additions to TV will continue I understand it is congested so much in the winter months it's hard to get tee times Maybe I'm not the only one to worry about future construction projects
I have been on the lifestyle week and loved what we experienced and from what I'm reading most people love TV Sounds like taking the plunge is the way to do it
I will get a better idea when I stay for a month in Oct

Just my 2 cents..Resales will pick up, now they are down as everything else is..

Remember that as the villages builds out they add additional facilities for those new people. This means new golf courses , new business areas, new rec centers, new firehouses, new pools, etc. And they build most of those facilities out before they build the houses. No promises to keep.

To me its not all that crowded except up in the northeast area of the villages ( 441 / 27 area , the old walmart areas ) , and on Morse blvd between 441/27 and 466. Dont think there is much they can do about the first one , but the latter , they are suppose to improve the traffic flow on Morse.

Maybe when Brownwood gets built the congestion on 27/441 will slack off (we hope!). But if they keep building more and more strip malls - maybe knot.

Crowded ?????
 
We have been in The Villages two years and by our northern standards, it is not over crowded unless you count a dozen cars at a stop light crowded. We play golf often and have never been denied a tee time. You may not get your favorite time or course, but you will play if you are flexible. There are so many other things to do, golf some times becomes second choice in activities. It is true that there are lots more people than ten years ago and more during snowbird season, but a little planning avoids problems like an occassional 45 minute wait at meal time in some restaurants. Come on down before housing recovers and you have to wait in line to overpay for a new place.

LUCKO has summed it up well, but I'll add a thought. Look carefully at the preowned homes, Villages Realty, MLS and FSBO. You will find a limited number in that price range and I'll bet you will discover at least one or two gems - places with upgrades clearly better than what will come with the new builds. Part of that may be mature landscaping in a beautiful neighborhood. You are fortunate that at this time some folks are willing to sacrifice their palaces for a below value price. No chance of that with a new build. There really is no 'better' place to live in TV so take your time, look around and be confident that what you see is what you will get.
