Hey Golfers---Am I stating the obvious?
 
The older TV courses have plenty of golf course view lots. The newest ones, Belle Glade and the new execs do not. That's interesting. Isn't it? I brought this up today and someone suggested it has something to do with a greater emphasis on patio villas. It goes without saying that no one knows whats best when it comes to profit margins that the owners.

What say you?

With some of the shots I've seen people hitting lately, no home adjacent to a tee box, fairway or green is safe. ;)

If what you say is true, it does seem like a wasted opportunity, which is totally unlike the usual money making machine. Maybe they are trying to sell what they have available now, and will build on those lots in the future.

Perhaps I am mistaken but regardless of whether it is north or south there are many homes with advantageous views

If you sit behind Belle Glade its beautiful. Parallel fairways and nothing but fairways. Walk around Mallory and there are hundreds of houses around the course. I played Sarasota and Encinada or whatever it's called and the courses wrap around themselves too. The strategy of designing a course to maximize the number of course view building lots per acre has shifted.
Maybe the golf view houses are the hardest to sell.
Maybe it's less expensive to build a course in a smaller area. This leaves more space for smaller houses that are easier to sell.
I mean if you had a lake you would build as many houses as you could around the lake. Conventional wisdom is the same with a golf course.

I guess I am a little bored and it's hard to think of something interesting that isn't centered on safety.

The 4 newest execs are all built on the side of a hill and the smell up there is not the best. This land would be most difficult to develop for homes and hill climbing is not in the cards for a retirement community. That's what's obvious that I missed. It is a very clever use of land and they are fun to play and walk. I do wish they would install something like a bus stop or covering over the the ball washes and benches. It's one thing to encourage walking and another not to provide some shade. I can't figure that one out either. They do have a lot of water.

As for Belle Glade---I haven't figured that angle out yet.

Tom - the smell is from the construction dump on the other side of the hill. You know, the dump people tell me doesn't exist!

Have you looked at the price of a golf course lot lately? WOW! A nice lot with a view and "off the firing line" Average price around $170,000. Now, that is just for the lot.

To answer the OP's question. I think it has everything to do with the topography of the land available left for home construction. As Dad would say "Son you have to get up awful early in the morning to get ahead of the Developer's thinking."

I know. When I was playing yesterday in a pick up game the guy I was playing with told me that after the tornado[?] in 2005[?] in Mallory that's where they dumped all the debris. That wouldn't smell, I don't think.

You know I was also only slightly bothered with mosquitoes or something. The others found them more a nuisance. I don't recall that happening anywhere I've been down here.

The dump is still being used.

If I was concerned about the "dump" I would contact the EPA or public health Dept. However, there was another Thread that several Posted the smell was not the so called construction dump but rather the retention ponds----that information was suppose to come from the District.

I do know a smell does Occasionaly come from the pumping stations located throughout The Villages. Playing golf on the Bacall executive course There is an occasional smell up around the third and fourth holes.
