9% Florida sales tax for rentals
 
Does anyone have any experience or knowledge about the 9% sales tax that Florida assesses on vacation rentals? Do they allow you to deduct utilities, golf cart expense, etc. from the gross rent?

We learned that someone has just been fined $3100. because of not paying.

Can anyone recommend a good tax advisor regarding this subject?

Any help or input would be appreciated! Thanks! Lori & Ron

I just met with Frank DiPietro, CPA regarding this very thing. I was glad I did. He explained things clearly and there were a couple of things that we needed to tweak, though we generally have been doing it correctly. He has an office in Clermont and his contact info:

No surprises, but it's just a PIA to have to file every month, whether there has been rental income or not. Don't miss it! There's a $50 fee.

Most people can do their own. You can register and get the forms at FL Dept of Revenue, 1904 Thomas Ave, Leesburg.

You can also then call them at 800 352 3671 and ask to make quarterly payments rather than monthly. You might even be allowed to just file once a year.

We have purchased a new home in the Village of Dunedin and will be renting it for a few months. We are renting on our own to friends. We didn't know about the sales tax on rentals. Does the Villages report if you have a renter to the state? How would they know if you are renting? Should I call Florida depatment of Revenue?

Yes, you should call the Florida Dept of Revenue and the County in which you live. Both charge sale's tax, that you need to report and pay on a monthly basis. You need to report monthly, even if you do not owe any tax. Failure to pay sale's tax on rentals can result in huge fines and the repayment of back taxes.
