One-Year Home Inspection recommendations
 
We are coming up to the one-year mark on our Gardenia model.

I'm seeking recommendations for home inspectors who will do a thorough "final check" of our home prior to warranty expiration.

I'd like to hear both good and bad experiences.

Highly recommend Frank D'Angelo of D'Angelo Inspections. Since he is in high demand, you need to make an appointment 2-3 months in advance....352-250-7818.

Frank is your man, but like the OP said, he books out by months. If you are needing it done soon, I would also try Tom Comer. Don't have his # on hand but I'm sure if you put his name into the SEARCH, you will find it.

In my opinion, The Villages home warranty is a way for the Builders to transfer the responsibility of good workmanship to the home buyer and make it sound like a positive. We did not have anything extremely bad but a few things of note.
- No grout at top of tile in shower
- Missing quarter round in bathroom cabinets
- Rust on galvanized garage door supports Note when replaced, I asked the question of why someone would install these. They put rusty sides down on lower supports. Only could notice with door up from outside. Claim was that the builder's schedule did not allow replacement so they put up whatever is delivered.

I am not saying that Village homes are a poor value but the schedule definitely does not allow for best quality choices. You need to list all minor fit faults, paint mismatches. grout defects etc . That is where the inspectors experience comes into play. They have seen this over and over. Also it is good to accompany the inspector during his review.

Another vote for Frank D'Angelo. He found things we never would have! And he also checks for hot or cool spots with an inferred device. And the best part is he contacts the Villages Warranty department for you. Just sit back and wait for all the phone calls for all the repairs!!!!!
