EdVinMass has sent along the attached copy of the Declaration of Restrictions
for Orange Blossom Hills, the original village, which was developed as an association of primarily mobile/modular homes. EdV scanned the document and converted to a searchable PDF document. Interesting read. I especially liked the one dog rule. Wonder how long it took them to figure out that that wasn't going to fly.

Originally the developer only sold lots - not homes.
Owners had to notify developer if home not occupied for more than 7 days and advise of return date. No mention of plastic pink flamingos or other yard art, parked vehicles, etc. Amenities fees increase on three year intervals only. Must notify developer of sale (of lot) and owner has right to match price for 15 days. If developer not notified, they can force matching purchase by developer within 60 days of recording of sale. After 2020 developer can unilaterally alter terms. . |
