real estate market
 
We are snowbirds who bought our home in the "traditional " section in April 2006. I watch both The Villages homes for sale website and the local MLS. It looks to me, as I sit here in Rochester, NY, that listings are growing and sales and prices are dropping considerably. I thought The Villages market might fare better than the rest of Florida but it looks like that might not be the case. Can someone who knows the market there give me an overview of what is happening? We may be forced to sell this coming spring.

You are correct. This week a Gardenia (brand new) was advertised as a feature home in Hadley or Hemmingway. It had a golf-cart garage. the price was around 230 K. Now, anyone who bought a Gardinia with a golf cart garage in '07 will concur... prices are dropping.

M, you haven't indicated if the reason you may be forced to sell in the spring is for financial reasons. If that is the case, you may want to get your home listed immediately for presentation to the influx of people coming into TV's this winter looking for homes to buy. Spring may find the market even softer if things go as anticipated in the financial markets and home sales sales area. Good luck on your decision.

In August I saw a Gardinia without a golf cart garage on the Villages new home web site for $217K. It was on the site and gone within 3 days.

There is a gardenia in today's paper with golf cart garage - $232,763 VNH 139091, but it doesn't have ceramic tile. Still, is around $20K cheaper than the gardenia's were going for a few years ago. Its out in Hemingway though. I personally like a more central location and being close to Sumter Landing. The other thing to remember is that the bond in the newer areas is higher as well. The Hemingway bond is around $6,000 more than the bond where we are. Our neighbor told us the specials they run on the new homes, is generally on homes they have trouble getting rid of for some reason - crummy lot, etc.

And don't forget.... this has a golf cart garage. We paid 240K for a Camillia in Nov, 07... Corner lot, no golf cart garage and neighbors extremely close behind us. At that time, the Camillia was "discounted 40K ... from 280). Prices are dropping.
