Enclosing your lanai questions
 
We are planning to enclose our lanai. Are there things you wish you would have done? Things you did that you are glad you did? Things you wish you had not done?

VERY glad we invested in the low E tinted high quality windows. They keep the room cooler. Very glad we hired drywallers and had drywall instead of siding inside the room. Very glad we had the room tiled, painted and it is now part of our house instead of just an enclosed porch.

Good that you are asking questions and getting others experience. One more item, once you have figured out what you want to do, double check with the building department to make sure you are not getting into permit requirements. The requirements for this type of work have been very confusing in the past, not sure what they are now.

Don't cut corners. Pay attention to building codes. Consider raising floor, laying tile, adding electrical outlets, insulating above the ceiling, high quality tinted low-E windows. Do not give in to contractors who try to talk you into a configuration that they prefer to do, but is not what you asked for.

Very glad we raised the floor of the lanai to the level of the family room. we were at a function this was not done and its just too easy to mis-step and break an ankle. If you are planning on making it part or look like your family room do it right!

Low E windows great suggestion......... Get an AC survey done and determine if your existing system can handle the additional load (SF), or do you need a mini-split.
