Oxford Oaks listings
 
This is the first time I have noticed Oxford Oaks listings on The Villages sales site. For Oxford Oaks, they use an OO designation alter the model listing. They don’t mention anything in the listing about being family friendly. The two new Allamanda houses that are listed seem to be priced about 10% less than new ones in say Pine Hills. I will be interested to see if Fenney house pricing is also different.

It is my understanding that Fenney is a regular village with age limits and Oxford Oaks is not. I don't think OO has a pool or a rec center.

Two Allemanda's can't tell much of a story. Price on homes here depend on so many things: size of lot, location, privacy behind, additions, furnished or not and kicks.

and then look at the detailed descriptions for each on the sales site.

Everything else is the same except one is in Oxford Oaks and the other in Pine Ridge. If someone can justify the price difference for other reasons, I would be interested in your reasoning.

Besides the location being separate and far away from TV, just one look at Oxford Oaks website should be enough to tell you who they are catering to. The amenties listed are basketball courts, a jungle jim, beach volleyball, (a) tennis court, an outdoor pavillion for picnics and outdoor fitness equipment, but no swimming pool.

They show photos like these, if that's what you want then go ahead and save your $20,000 by moving there.

Pine Ridge may not be a good comparison because the new homes in Lake County are priced lower than similar new homes in Sumter County. Reason for this is the +-85% higher taxes in Lake/Fruitland Park area.

Oxford Oaks residents are not included in the villages ammenities......they do not have bonds...cannot play golf or use the rec centers.....they have there own pools and recs.......thus there home prices are much cheaper....plus they are all ages

Its a shame that this information is not represented in the listings......and some people who dont know any better will buy in those neighborhoods not knowing the real information.....

That is confusing as I thought everything listed on The Villages web sales site would have the same amenities privileges. No bond makes it a better deal. However, no TV amenities!

What is your definition of multi-family?
Also Fenney will be the same as the rest of TV, with the 20% under 55 rule.

yes they are........but because they are existing homes....they are very few and fare between. the oxford oaks are brand new and in my opinion appear listed the same as TV homes....

I do believe that if you read the entire information listed in the description you will see that it is a family neighborhood, BUT you have to understand the definition of a family neighborhood.......(no ammenities...golf...bonds...ect) that is not clarified in the on line listings...

But oxford oaks allows children under 18.....to reside there.... that is not the same as 20 % rule. multi family means more than one residence in the same dwelling.....duplex....apartment.......I dont think Fenny will have those types of properties....
