Delayed Closing...
Supposedly it rarely happens, but, has anyone ever had their new home closing delayed/postponed by The Villages? If so, what problems did you encounter? What was going to be a fairly easy move for us has now turned into a nightmare and packing frenzy because everything will need to go into storage. We happened to be here in TV (from PA) for a few days of R&R when we got the call. This turned out to be a working vacation! We are well aware of what our contract reads, but we have issues that are not covered in the contract. Certainly we want our new home do be properly finished, but we want to be treated fairly as well.

when buying a new build you must close 30 days out or pay if I remember correctly $500 a day, everyday you don't close after the 30 days. So......if this same rule is reversed.....? You should be compensated for your storage, housing....ect... only fair...right... |
From the 1st page of my contract:
[B]In the event closing fails to take place on the designated closing date and such failure is caused by a default by the Seller and closing is deferred by Seller, the Seller shall be responsible to Buyer for the following reasonable expenses to the extent that they are actually incurred by Buyer as a result of such default: 1. Lodging expenses between original closing date and actual closing date; 2. The Cost of the main meal of the day between the original closing date and the actual closing date; 3. Furniture storage. |

When we bought our new house the closing date was to be December 21. We delayed until January 10 and paid $30 per day for the delay.

I have never heard of a delay caused by the villages, sort of. We closed with BOA, TV closing dept had computer upgrades, produced our paperwork 21 hours late to our bank. Said it was our fault paperwork was late, charged us $493. Our bank picked up the fee, and TV closing department was very unhappy about that and let us know we should have paid the penalty not the bank. Go figure

Our closing was delayed several days in 2014 because TV sent some papers to the wrong place. We were not charged and forgot to ask them for a better deal.

OK, I have read all of the posts in this thread, but I still cannot figure out the problem the OP is complaining about.
Did the OP have a signed contract with The Villages sales office giving a date for closing on a house? Did the sales office unilaterally choose to change that data? |
