We just purchase one in July of 2016. It was in great shape but not pleasing to the eye. In a timeframe of 3 weeks it is now a diamond on the inside. All credit to TOTV posters and a few friends who advised me when I asked about certain contractors. This is not the Tristate area and things are different but much better here. To directly answer your question my home is 29 years young and I expect it will last another 30 years.

Do a google search for "life expectancy of manufactured homes"
What I found was that if they are built to HUD codes with proper care they can last 50 years or more!
Also newer manufactured homes have life spans that
are very comparable to site built homes.

Over 35 years ago I lived in a new one for about 3 years
before a move. That home was so tight it was very easy,
and cost effective to heat and cool. Always felt "snug as a
bug in a rug" there. Plus it didn't require a lot of maintainence
As far as I know, that home is still around and in decent shape.
Good luck to you!

Just make sure it makes the HUD specs for homes built after hurricane Andrew and it has the required amount of tie downs-And if they issue storm warnings get out of Dodge, my sister in law lives none in St Pete part time(snow bird)
