Fences????
 
On another thread I was told that within Hemingway there are Rnch homes that were built with fences as basically a trial by TV. I was also told some are available for sale. I have looked high and low to locate them/any. Can someone steer me alittle better or give me more detail.

We got them in Bison Valley.. Same type your talking about. Cant stand them. One of the lots has the fence all the way on the propertly line, which means they would have to go into the neighbors yard to clean the fence. They are vinyl like the house siding. will need to be cleaned. Think they messed up with allowing the fences. Heck we even had a rental house that had a above ground pool set up. TIme to look else where..

Hey Army Guy,

Good morning. I saw in the previous thread that these homes were around Nash Loop. There are homes for sale on this street - but none mention a fence and with no pic of the backyard it is hard to tell. They are some of the most costly ranches, so maybe...

One hing our Villages sales rep told us is that TV website lists all resales, but only a limited number of the new home inventory. It may be worth a call to a sales rep. Also, maybe the poster on the other thread can give you home numbers - then you can compare them to the website.

katexbox, we actually liked the Bonita area when we were there in Feb. Seems like a good central location.

Hi Army Guy,

Go to thevillages.com and look under resale homes then select ranch homes you will see an Amarillo with a fence for sale on Nash Loop. Price 194K.

Hi Army Guy - I have noticed that there are no more new ranch homes listed with fences. Must be the developer stopped building them for some reason. For the past year or so there have always been a few new ranches listed in the website with vinyl fencing, mostly Laredo models I believe, but that has now stopped. In fact, at the present time, the TV website only has Amarillo models listed. There are none of the other three ranch home models available at all, if you believe the website. Personally, I will need an enclosure around whatever I buy, as I have a beagle who howls at most everything that moves. So either a CYV or a fenced ranch are probably my only alternatives. We saw many ranches with fences in the Hemingway area.

oh yea, when you come into Bison, look to the right, one of the houses that back up to the fence. One of those you get at Walmart that rise as you fill them..... Didnt think they were allowed. Imagine that...
We were told could not have them, ARC would not permit it, but then again things change just like the fences. They allowed them to see how it would work out just like out on Nash Loop. They are nice fences, White Vinyl, but they let them hit the property lines, what happens when they need to be cleaned? Would not like someone in my yard cleaning their fence.. Money out

Bison Valley is not part of TV. It's a "family oriented'' development which does not pay TV amenities and has it's own rules, (ie. fences and plastic pools).

We have been on two Lifestyle Previews and have come down for vacation three times and even come for a long weekend. Each time we have looked at tons of homes. As a matter of fact we are in TV for the week and will be getting together with our TV Sales Agent Nanette Tolleson this Friday afternoon. Each time we have gotten together with her she has shown us many, many more homes than can be found on the website!! As a matter of fact she works from an excel spreadsheet of new homes with rather small font consisting of at least 2 or 3 pages!! The amount of building which goes on in TV at any given time absolutely boggles the mind and although I remember asking her how many homes are released for sale each month and approximately how long it takes to construct a home from pouring the slab to it's release. Unfortunately I don't remember those statistics but will ask her again because I'm curious.

BTW, we have been looking at fenced properties; mostly CYV's as we have dogs. We might consider a ranch. The trade off is less interior space but more yard space in the ranch compared to a CYV which until we actually go inside a ranch to see if we could tolerate the smaller space is an unknown.

Fences should be allowed ,in my opinion, some people conplain about pets or the owner's ,this would stop alot of the problems ( real or not), but no matter what you do someone will not be happy. I hope everyone has a wonderful day.

Buc, I can see it both ways. TV wants no fences so TV seems wide and open. But us dog owners like fences. If they allowed them it would have to be so regulated to keep it nice.

I found that Ranch that is listed, it is really nice. Will consider it.
