Closing Costs
 
We have been thinking about purchasing a pre-owned home. Does anyone have any idea what the closing costs would be on a cash purchase? What's the seller's obligation?

We didn't buy a preowned home but from previous experience in Florida, two major closing costs are traditionally borne by the seller. One is for state documentary stamps ($7.00 per thousand as of last year). The other is for title policy insurance (in the range of $5.40 per thousand). Of course, amenties, assessment fees, and taxes would be prorated.

Closing Cost on a Pre-owned
 
I bought a pre-owned in January for $159,900. I payed $5,634 in closing costs, however, I have a mortgage and part of that is in an escrow account for taxes.

Many variables relative to closing costs. Who pays what is negotiable. There are some costs that are traditionally paid by the seller and some by the buyer but, as I said, they are negotiable. The only certain way to find out is to find the property you are interested in and make an offer including who pays what costs. The seller will either accept, reject or make a counter offer. If he is "motivated" he may agree to pay more of the closing costs traditionally borne by the buyer.
