Any "teardowns" in TV?
 
I haven't read any discussions and I didn't find anything with a search of TOTV...

Are you aware of any TV properties bought for a teardown - the process in which an individual buys an existing home and then demolishes and replaces it with a new one?

I'm thinking that it might occur on the historic side AND require an extensive approval process before it could begin.

Does anyone have any firsthand knowledge of this?

There have been "stick" built homes replacing mobile homes but I know of know "stick" built homes being torn down to be replaced.
I would expect this may be addressed in the deed restrictions.
If one liked the location of a house and did not like the inside layout they could "gut" the house and redo it. I don't think there are any inside bearing walls.
Of course, one would need a lot of money to do this.

Also newer manufactured homes replacing older manufactured homes in historic area. Not a whole lot of replacing older manufactured homes happening.

We have friends that have a second home in a small (about 200 units) 55+ manufactured home community in Sonoma, CA. The units are about 15 years older than the manufactured units in the TV historic section. A few of these have been replaced with newer manufactured units, but mostly just interiors are updated when new buyers come in.

I am aware of replacement Mobile Home... But it does require reviews and the deed restrictions are different in the areas. I do know that The VIllages has to build or sell you the newer Mobile home.

I know of two cases where older mobile homes were hauled off and replaced by manufactured homes. In one case the owner did the work himself and it can be seen if you drive along Aloha Way between between Owen and Teakwood in the historic section. The guy had to look all over FL to find a manufactured home that would fit on that lot. I've spoken personally with the owner so I'm sure of that information. In the second case, I believe an outside contractor did the tear down (haul off) and replaced it with a new manufactured home as a "spec." This was also in the historic area.

I saw this article a couple of months ago and wondered if anything like this might start appearing as replacements on the historic side. I think Berkshire-Hathaway owns this company.

So if my math is right (and it may not be) The green prfab home at 910 sq ft would start at 100K and around 65K for a mobile home to tear down (I just checked those avail on MLS) it would cost $165 plus the cost of the foundation. I like the modern look but if it has to go by an architectual committee they may not, as the look of most TV homes are pretty traditional arn't they?? Plus a woodlawn CYV starts around $160. But the cost of solar panels for a home is around 20-30 thousand so it does make financial sence maybe.

Hi Trudy,

I numbers crunch sorta, but it is kind of a free form thing that is in my head. I do not do a spreadsheet or anything like that. I just kind of see the numbers inside my head and then I go get a pencil if the possibilites are there. To me, at first glance, this one looks like it would be more expensive than buying some of the traditional homes.

Of course, energy savings could end up being a significant factor, but there would be the cost of somebody getting the old one out of the way. That probably is not cheap.

Well, I guess there is always the Sawzall. ......just kidding.....I think........ but..........might be fun huh? Can't you just see a big party with invitations going out all over, saying, "BYORS" (Bring Your Own Reciprocating Saw) Of course, after the party is over, the clean up might be a real problem.

Seriously, I do think the historic side is a lovely area. We are thinking of a second home and have the historic side under serious consideration. Can't quite pry loose from Cincinnati full time. And I think eventually there will be more people weighing the costs of replacement against what costs may be to update some of the homes there. I also think there are homes there in great condition already. I think there is something for just about everybody in TV. Quite a range of choices.

My husband hid my sawsall.
 
A tear out party what fun.

When we lived in Atlanta before we had even moved into the house we bought I was patching some mortar on a stone column in the dining/living room. When my husband went to work there where stone columns when he got home there where temp support walls and the columns where gone. Ever since he keeps the sledge hammer and sawsall hidden.

I am real good at tearing down but slow to rebuild. We took out a wall this week and putting in the paralamb (sp) header is harder than we thought. I have it all cut but have to wait till we can get help on the weekend to set it atop its new posts.
